• Property sleeps 16 guests max, 4 extra large fully air conditioned bedrooms, is secure, fully fenced, with CCTV cameras monitoring outdoors/common areas. Multiple large screen TV’s and high speed STARLINK satellite internet and PLDT fiber internet.
~~ MAIN HOUSE ~~
• BEDROOM 1 is oversized and sleeps 2 persons and is equipped with a California king bed, 65 inch TV, full ensuite bathroom with bathtub, and large walk-in closet for all those clothes. The room has an oversized executive office desk with a window overlooking the beach.
• BEDROOM 2 sleeps 2 persons.A queen bed , your own bathroom, 65 inch TV, desk, and opens directly to the beachfront patio.
• Open concept LIVING/DINING room equipped with 65 inch SMART TV, 8 seater large marble dining room table, mini breakfast bar, a coffee and tea station.
• KITCHEN is well appointed and is equipped with side by side refrigerator , ice maker, dishwasher and microwave. A powder room is also located in the kitchen area.
• Large resort-type beachfront PATIO with unobstructed views of the beach.

BEDROOM 3 located on the second floor sleeps 8 persons, two full size bunk beds,fully air conditioned with pool and garden views.
BEDROOM 4 located on the second floor,sleeps 4 persons, one full size bunk bed,fully air conditioned with pool and garden views
LOUNGING AREA located on first level, opens directly to the pool area with full bathroom, seating area and ceiling fans all throughout.
• We have live-in caretakers on site readily available if you need assistance during your stay. Please carefully review the house rules before making a reservation. By booking our rental property you are agreeing to the terms outlined in the house rules.

CAPACITY: The maximum capacity is 16 guests. No additional and unregistered guests. Only the specific guests noted in the booking are allowed in the premises.
SMOKING/VAPING: Absolutely No smoking of ANY kind inside the house. There will be a cleaning fee of 10,000 pesos to scrub walls,clean carpets,and air purification if any smoke is detected. Smoking is only allowed in our fenced beach frontage and at the back garden near the entrance gate. Cigar/Cigarette butts should be disposed off properly.
•Candles/Open Flames: Strictly prohibited inside the house.
NO PET POLICY: We value the affection our guests have for their pets. However, in order to maintain a comfortable environment for all guests, we uphold a no pet policy. This policy is in place to accommodate those who may have allergies. Please be advised that bringing pets onto the premises will result in a penalty fee of 8,000 pesos, in addition to any costs incurred for damages or additional cleaning services. We appreciate your understanding and cooperation.
CHECK OUT ON-TIME. Rental period expires at 11 AM. If the guest decides not to follow check out time rule, and which triggers a refund/discount to the next guest, you will be responsible for any loss of income by the host.
EARLY CHECK-IN OR LATE CHECK-OUT requests may be permitted but is subject to our schedule availability and host approval. We allow 2 hours max of early Check-in / late check-out and is free of charge.
DAILY HOUSEKEEPING SERVICE: While linens and towels are provided,daily maid service is not included. However,it is available for additional fee. Please inquire about this service if you are interested
DAMAGES & BREAKAGES: Please report any damaged, broken, or malfunctioning equipment immediately so that we can repair or replace them. Please refrain from moving furniture from one room to another to avoid damaging or breaking items. The cost of any damaged or broken items caused by guest's negligence will be charged to the guest .
QUIET HOURS: Strict noise curfew 10 PM to 7 am. Excessive noise prohibited as this is a residential area.
ENERGY SAVING: Please make sure all windows and doors are closed when using the air conditioner. We try to be an environmentally conscious household, so it would be great if you could please remember to turn off air conditioning units,lights and other appliances when not in use or when you leave the house.
SAFETY: To prevent theft or damage to the property and your valuables,please lock all windows and doors when you are not present or when leaving the property. Hosts are not responsible for loss of personal belongings or valuables due to guests negligence.
Beachfront gate and entrance needs to be close at all times.
CHILD SAFETY : Parents must not leave children unsupervised and are fully responsible for their safety at all times.
WATER AND SEPTIC: The property is on septic system,it is effective but sensitive and require special care to prevent issues. Please refrain from flushing anything other than organic waste and small amounts of toilet paper to avoid clogging and damage. No feminine products should be flushed at any time. We provide bidet seat on all the toilets and trash bin with bags and lids for proper disposal of all other items emptied daily by our caretakers . Your cooperation is greatly appreciated to ensure a hassle-free stay for you and future guests.

2. Toddlers must wear swim diapers in the pool.
3. Do not use any glassware in or around the pool.
4. Please do not enter the pool in street clothes - bathing suits only
5. No diving,rough play or running near the pool.
6. No lifeguard on duty - swim at your own risk.
6. Pool closes at 10 pm for pool maintenance. Maintenance includes water treatment or running our pool robot whichever is needed.
