Booking Details
Minimum age to book: 21
Check-in/out: Contactless with smart lock
No parties/events allowed
Parking: 3 cars per home or in the sand lot
No smoking inside the home.

Children must never be left unattended.

Rental Agreement Terms & Conditions
Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.
As an equal opportunity company, we firmly adhere to a policy of non-discrimination. We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Our commitment to inclusivity and equality ensures a welcoming and respectful environment for everyone.
Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.
Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
Please DO NOT spam the host or property manager with photos of items that are normal wear and tear.
The management may enter the property for maintenance or inspection.
After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning:
Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival.
The home comes equipped with essentials for a starter pack; replenishing supplies is the guest's responsibility.
Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy:
The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy:
We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances. Failure to adhere to this policy may result in the immediate termination of your stay without a refund and is considered a breach of the rental agreement. We are committed to providing a safe, respectful environment for all guests and staff, and we appreciate your cooperation in upholding these standards.
WiFi/Internet/TV:
- Internet services are provided subject to availability.
- The WiFi password is available in your check-in instructions, your guest portal, and the Touch Stay Guide at all times.
Bunk Beds & Sleeper Sofas:
Top bunk beds are for children under 100 pounds. Safety instructions for bunk bed use must be followed.
Sleeper sofas sleep 2 people maximum.
Stairs:
- Stairs are maintained regularly. Guests use stairs at their own risk.
No Smoking or Open Flames:
Smoking and open flames are strictly prohibited inside the unit and on the balconies/breezeways (unless a fire pit has been placed there by owner/property manager). HOAs may require smoking to occur in parking lots; homes and townhomes require you to be a minimum of 10 feet away from all doors and windows. Messes must be picked up. Violations will incur charges.
This policy encompasses all forms of smoking, vaping, and the use of e-cigarettes. In addition, while we recognize the legal use of medicinal marijuana, the following guidelines apply:
Prohibited Areas:
Smoking, vaping, and the use of e-cigarettes or medicinal marijuana are strictly forbidden inside the rental unit and on the balcony.
Legal/Medicinal Marijuana Use:
The use of legal or medicinal marijuana is permitted outside the rental unit in designated areas, in compliance with local regulations.
Guests are required to dispose of all marijuana residue and paraphernalia before departure.
Proof of a valid prescription may be requested, in line with Florida state law.
Enforcement and Penalties:
Violations, such as evidence of smoking or marijuana use inside the unit, will result in additional cleaning fees, forfeiture of the security deposit, and potential eviction.
Guests are responsible for any costs associated with restoring the unit to a smoke-free condition.
By booking and staying at our property, guests agree to these terms, ensuring a clean and comfortable environment for all. We appreciate your cooperation and understanding.
Pet Policy:
Our properties have specific guidelines regarding pets, and it's essential to check the listing details to determine if pets are allowed, as this is subject to HOA policies or the owner's preference. If pets are permitted:
- Pets must not be left alone in the property unless secured in a crate or kennel.
- Pets are not allowed on beds or furniture.
- All pet messes, both inside and outside the property, must be promptly cleaned up by the pet owner. The pet fee covers additional cleaning inside the property but does not extend to waste pickup. Failure to adhere to this may result in a damage protection policy claim for excessive pet waste cleanup.
- Pets should never be left unattended outdoors.
- There is a limit to the number of pets allowed per stay.
Guests who do not comply with these pet rules may be required to board their pets or, in severe cases, may be asked to vacate the property without a refund. We appreciate your understanding and cooperation in maintaining a comfortable and clean environment for all guests.
City Noise Ordinance:
Please be aware that the city noise ordinance is in effect and enforceable nightly from 10 pm to 9 am. As the reservation holder, you are responsible for ensuring that all members of your party adhere to this ordinance. Any violations may result in fees or fines, for which you will be responsible.
Outside Guest Policy:
For security and liability reasons, only those guests listed on your reservation are allowed on the premises. If you wish to add additional guests, you must provide their names, ages, and IDs (for adults), and they must acknowledge the rental agreement.
