I am a Premier Partner and have been renting this house since 2009. Initially, I have to say that this was one of the most unpleasant guests I have ever had. I have 138 reviews at 10/10 stars for a reason, so please take this one with a grain of salt. Upon arrival, there was an issue with the indoor hot tub. I immediately sent someone over, but they were unable to fix the problem at that time. It has since been fixed and is functioning properly. I apologized to this guest, and offered a refund for the 1 hot tub not working. The second hot tub had no issues, so they did still have a working hot tub. I was never defensive to this guest. They were in fact extremely rude to me as I tried to assist them. Most of the issues were very minor, and it became evident that this guest just wanted to get a significant refund that did not match the issues. It seemed like they intentionally went around the house looking for any minor defect which I think is evident from the pictures she has posted. The ceiling tiles were offline from when we had someone doing some work and he did not put it back down all the way. They have since been realigned. The middle of a door has a small chip, but there is nothing wrong with the door. The other two minor damages we will fix. These are hardly anything worthy of a major refund. Sometimes there are minor damages we are unaware of, but we do fix everything. As for the snow path, it shows how out of touch this guest is with reality. We had over 2ft of snow and ice, and temperatures remained well below freezing, and into the negatives, for almost a full month. As time went on the snow only got more difficult to shovel. It was frozen and compact, and we made an appropriate path and salted it. The parking areas were all professionally plowed. I had several other guests stay at the house who had no problems with our path. We also have shovels at the house if guests want to do more areas. As for cleaning, the cleaner supposedly forgot to check the fridge, and there was some food in one of them (the houses have 3 full size refrigerators). There was 1 pillow that had a stain (there is far more than 1 pillow per person), and an issue with 1 mattress pad. I immediately supplied a fresh pillow and mattress pad as we have extra of everything. I apologized for this, and spoke with the cleaner to make sure this was just a one off oversight. Look at our cleaning score and you will see this is not typical. We offered an appropriate refund for this small cleaning breakdown. As for the basics, everything is disclosed, and also is in the lease which VRBO makes available to look at BEFORE booking. We do include many of these items. There is at least 1 toilet paper roll per bathroom, we provide a paper towel roll in the kitchen, there is hand soap and dish soap at the house, and we do provide the initial garbage bags and leave a few extra at the house. We provide all the basics to get you started with your stay, and certainly enough for one weekend. We offered the guest what we thought was appropriate compensation. The total she says she paid for the rental, we do not get all of that. VRBO and tax take away almost 1/3 of that total. She at no point accepted the refund offer and only after she posted this review did she ask for what we offered to her, which we immediately paid through VRBO. We are so happy Christian enjoyed his stay at our property. I just wanted to comment regarding the couch. Couch comfort is typically very subjective and based on each individual. This is the first complaint we have received regarding the couch, and most of the guests really like the leather sectional.

There is one canoe and it is owned by my kids. It is sometimes available to rent, along with the paddle boat and kayak, but usually only for weekly rentals. Guests need to discuss with me if interested in renting any of them. John was a great guest, but did not even ask about renting the canoe until he was at the property. In fact, John advised me his group was coming up to go kayaking: "We just need a place to stay because we are going kayaking the next day." I apologized to him for any confusion. Also, my understanding from John was that this was a group of graduate students. In the end it apparently all worked out.

As of this writing this property has over 120 reviews, all five stars. Some people look for problems and then try to get a refund, so you need to take this review with a grain of salt. Suggesting we raze the houses and rebuild is the best indication of how ridiculous this guest's comments are. There is nothing in the photos or the description to suggest this is new construction and the off season rate this guest paid was actually a bargain for two houses that can accommodate over 22 people right on the lake, with two hot tubs, pool table, arcade, outdoor fire pit, and much more.. There is nothing hazardous about the stairs, other than they are stairs and I guess that was difficult for these guests. No other guests have complained. As for appliances, the complaint was as to a coffee maker - each house has two coffee makers - keurig and filter. They said one coffee maker did not work (turned out it actually it did work - user error), so I offered to have a new one brought over. Guest said 3 was enough - I have the texts to prove this. The cookware is continually replaced as needed, but we do not put new cookware there for every guest. We own 10 houses in the area (all with almost exclusively 5 star reviews) and have a storage facility where we keep extra bed covers, etc, and if a guest is not satisfied with anything, we replace it. I wish I had the space here to include all the texts back and forth with this guest, who was a problem from the get go, including them not following the instructions as to trash and causing a huge problem with the wild life and my bear box to be damaged. As for linens, we do not charge for them as an extra (saving VRBO fees and tax if a guest wants them), but they can be obtained locally for a very small fee if guests need them. Most guests prefer to bring their own. This is fully disclosed on VRBO. Finally as to the condition of the houses, while not brand new they are continually updated. The cottage has new carpeting, newly painted, new furniture in the living room, new beds, and more. You will notice no complaints about any of these major things, but instead this guest focused on things like one of four coffee makers and that they did not like having to walk on the stairs (also, you can walk down the driveway to get from one house to the other, and avoid stairs if you do not like walking on stairs).
