Other things to note
- The road leading to the cabin includes steep hills, so a 4x4 or AWD vehicle is required to access it.

- For dogs: We do not allow puppies (under 1 year old), German Shepherds, or Huskies.

- We do not allow cats.

- If bringing a pet, a pet fee of $75 per pet is required. Please message us to let us know, and we will send a request for the payment, or you can pay through the listing platform.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

The primary renter is required to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your stay at our property.
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we will need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

6. If bringing a pet:
6.1 We don't allow puppies (less than 1 year old), German shepherds, or huskies. No cats allowed.
6.2 A pet fee of $75 per pet is required. Please message us to let us know so that we can send a request.
6.3 Please clean up after your dog (pick up your dog's poop)
6.4 No pets allowed on furniture or beds.

7. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

8. For noise complaints:
8.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

9. Please be mindful of neighboring personal property, such as swing sets. Do not let children play on or use this without prior written permission.

10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $250 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes (or start dishwasher)

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $100.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

The pictures of this property looked good, but the reality is the maintenance is basically non-existent. I would love to be able to attach pictures, but hopefully my description will suffice. In the main bathroom, there was NO shower/tub control knob. It was broke off! There was a severe shock hazard/electrical code violation as there were NON GFI outlets in either of the bathrooms or the kitchen. The storm door latch was broken, with screws missing on the latch. There was a 3 inch hole in the door of one of the bedrooms. The kitchen faucet was VERY loose and wabbly. There was no rug by the entry door. There were no liners in the kitchen cupboards, so when you took a cup out of the cupboard, you needed to wipe the loose wood particles of the rim that came from the raw wood shelves. The bottom of the bathroom tub was not fastened, and was loose. There was no dish cloth to wash dishes. The refrigerator door had to be pushed hard to shut it. The thermostat was programmed to turn the heat back to 65 after 35 minutes. The waster was very hard! The chairs on the deck were falling apart, and there is no way even a child could have sat in them. If you pulled the kitchen drawers past 1/2 way out, they would fall out. The very widely gapped floor boards were full of dirt and food stuff. There was no alarm clock or radio of any kind in any of the bathrooms, and the only clock in the living room didn't work. There was no night stand or table of any kind in the bedrooms to set anything.
