Parking Rules
• Max 3–4 vehicles on the property; one vehicle per bedroom for overnight stays.
• No street, lawn, or offsite parking at any time.
• City fines and immediate removal may result from violations; charges will be billed to the guest’s payment method.

Trash & Recycling
• If your stay overlaps collection days and you’re comfortable helping, please roll bins out; otherwise our team will handle it.
• Schedule: Trash—Monday & Thursday | Recycle—Thursday (Recycle + Trash).

Guest Headcount
• Downstairs: 4-bedroom + pull-out sofa = 12 guests max.
• Optional add-on: upstairs studio (sleeps 2) may be available on request; total capacity up to 14.

Groups and families have plenty of room to spread out across four modern bedrooms and additional sleeping spaces. All bedrooms include comfortable bedding and large Smart TVs.

• Bedroom 3: Two Queen beds.
• Bedroom 4: Queen bed.
• Two air mattresses available on request; please notify us in advance so we can prepare bedding.

Two full bathrooms outfitted with plush towels, hairdryers, and toiletries (shampoo, conditioner, body wash, lotion).
• Bathroom 1: off Bedroom 1; vanity and walk-in shower.

The modern kitchen features new appliances, ample counter space, and cooking basics for family meals and cocktails. Dine at the table for eight or head outside to the alfresco dining area. (Light wear and tear may be present—please give us a chance to address any issue before considering cancellation.)
The living room offers a stylish sofa, 55″ Smart TV, and board games—perfect for movie night or friendly tournaments.

DUPLEX
This home is a duplex. A small upstairs unit is occasionally and partially occupied by the owner (never by outside guests). You may see their car in the driveway; there’s still ample parking. Stays are private and uninterrupted.
The upstairs studio may be rentable at certain times for larger groups—ask about availability and rates.

NO LOUD PARTIES / QUIET HOURS
Respect neighbors and follow our Good Neighbor Policy: no outside noise after 10pm and before 8am; no outdoor music or disruptions during quiet hours. Violations after an initial warning may cancel your reservation without refund. Local regulations set 55 dB daytime (8am–10pm); we aim for <35 dB due to the quiet residential setting. A patio decibel meter helps you monitor noise.

NO SMOKING
No smoking or candle burning indoors. Smoke only outdoors, 15+ ft from doors. $250 fee for violations.

FAMILY & PETS
Family- and pet-friendly. Children 2+ count toward the guest total. Pets accepted case-by-case; provide breed and age for approval. $75 cleaning & companion fee per pet applies; see House Rules for details.

GUESTS
Guest count must match the reservation. Any day visitors require prior approval and must depart by 10pm.

SLEEPING
We can accommodate up to 16 guests—please inquire about extra sleeping options.

RING SECURITY CAMERAS
Security cameras cover the front door/driveway and the unfenced pool area for safety. Tampering forfeits the security deposit.

LOUD NOISES / MUSIC ENFORCEMENT
County ordinances restrict excessive noise and light after 10pm. Interior and exterior decibel sensors help ensure compliance. Tampering will result in deposit loss.

DEPOSIT OR WAIVER
Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify through TRUVI after booking (fast and required pre-arrival). Choose a refundable $500 deposit (minus $15 processing) or a non-refundable $35 waiver covering up to $500 in damage. TRUVI will text you a secure link to start verification.

PHOTOSHOOTS & VIDEOS
Professional photo/video shoots require prior approval and a licensing/usage fee.

• Pool: no lifeguard—swim at your own risk. Rules: no diving, no intoxication, don’t swim alone, rinse before entry. Guest assumes responsibility and holds host harmless.
• Clean up after yourself; excessive mess may incur up to $500 additional cleaning.
• Internet: illegal/abusive use prohibited; service not guaranteed. Provide a 24/7 reachable phone for code-enforcement notices and respond within 30 minutes. Any fines (including county fines up to $1,000) are the guest’s responsibility.
• Reschedule requests follow the cancellation policy.
• Children 2+ count toward guest total. Home is not childproof (e.g., open pool). Supervise children at all times.
• Surveillance on site: Ring at front door/driveway; security cameras in backyard facing pool.
• Damages/missing items: report immediately. If discovered without prior notice, a $100 per-item admin fee plus repair/replacement cost may be charged. If costs exceed the deposit, we may charge your card or request funds via the Resolution Center.
• Travel insurance recommended. Rule violations may result in cancellation without refund and/or deposit withholding, plus damages.

Guests will be charged for any damage to bed sheets, duvet covers, or other household items.
• If any maintenance issues arise during your stay, please contact us directly right away so we can send our dispatch team to address the issue promptly.
• This helps us avoid further damage and ensures everyone’s safety.
• Please note: Guests will be held responsible for any maintenance-related damage caused due to negligence or failure to report the issue in a timely manner.

The home was amazing and the host was courteous and gracious. We celebrated my daughter’s sixth birthday with two of her friends in the beautiful pool the yard was amazing and spacious the home was clean and modern. The host was most helpful and understanding.

Fantastic Host and Gorgeous Property

Our stay was fantastic from start to finish. The property was even more beautiful in person than in the pictures, offering plenty of space for our group to relax. We especially enjoyed the spacious living areas and the well equipped kitchen, which made cooking family meals so easy.The location was perfect just a short drive from local attractions, but still peaceful and quiet. The host was incredibly friendly and provided clear instructions, making everything go smoothly. John, the property manager, was quick to respond to any issues and resolved them right away. I highly recommend this home to anyone looking for a peaceful, well equipped getaway. I’m really excited to return to this stunning property!

Amazing!

The house was beautiful the neighbor was by everything. Parking was great so much amenities within the house their were more than enought towels tissue napkins everything definitely will book again!
