These are complimentary items for first night , but quest are responsible for bringing their own supplies for the rest of the stay

as per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets.Items like oil, vinegar, condiments, etc will not be provided prior to check in.

The tvs are smart tvs and have the the many apps to choose from. You can use your current streaming apps. Please remember to log out of your own accounts at the end of stay.

By Resort Policy-- Primary Guest must be 23 YEARS OF AGE or OLDER to book & stay at the location. Please comply with this policy when requesting a reservation.
We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements .

You are allowed one car in the gated community and we will provided a car tag . (a charge of $50 will be added if the tag is lost and not returned)

Check out time is STRICTLY at 10am. Any late check out is subjected to a late check out fee of USD$100 for every extra hour.

The amenites are managed by the Condo Property Management , and from time to time they do require maintenance and may not be available . This is beyond our control. We apologize in advance is any of the facilities/amenities are under maintenance during your stay. No refunds will be given in this event.

From time to time certain offerings inside the condo (i.e. a blow dryer, cable tv, wifi, washer/dryer etc.) may break, become interrupted or go missing all together. Sometimes this happens without our prior knowledge as the previous guest might not inform us. We do apologize in advance if this occurs during your stay, please advise immediately so we can try to fix the problem as soon as possible. No refunds are given in this event.

Distance and time listed to the parks are approximation , time may vary due to traffic or other incidents.

This is a pet free condo . Non compliance will result in a $200 dollar penalty.

There will be a $500 charge if the smell of smoke or evidence of smoke is in the condo upon check out including E-cigarettes.

There is a locked owner's closet located in the villa. This is used to store owner's items. Guests have no access to the this closet. There is however lots of closets and storage in condo.

Restrictions: Commercial, buses, trailers, RV's, recreational vehicles, self propelled motor homes and boats are not allowed to be parked on the community.

Florida is notorious for its prolific insect life like ants, roaches , lizards and bugs, for that reason the home is treated both inside and out. Ants are the most prevalent and annoying pests- they feed on a variety of foods such as sugars, syrups, jelly , grease, cookies and meats. Therefore to make your stay more comfortable, please do not leave food or drinks on the countertops, in wastebaskets and specially on the pool deck. Please know that dirty or damp clothes is the favorite hiding places for insects and lizards. Please do not leave any door or window open, increase insects infestation.

Government issued ID will need to be summited within 24Hours of accepted rental, and rental agreement will be sent over and signed within 48 hours. If you have any questions please fill free to message.
