At Stephen Toni we would love to host you here or at any of our homes from Helen GA to St Augustine FL. Please read our house rules - at our homes we do not tolerate parties, banned items or vaping/smoking indoors of any kind. Fees and fines will be collected. Required local agreement to house rules will be sent and collected for signature before arrival. Just like a hotel this will include ID and CC with signature for acknowledgement to banned items and code of conduct

The guests will have full use of the main story of the home. Garage and storage areas will remain private for the homeowner. Guests will have quiet enjoyment of the property without sharing during their stay. We are close by and do check in to be sure guest doesn't need anything during their stay

We leave the guest alone except for check-ins to be sure all is well. We do have landscapers that will tend the expansive lawn weekly and their schedule is based on weather.

Please be advised that this property is offered strictly as a short-term residential rental. Any use of the premises for commercial purposes—including but not limited to podcasting, content creation, coaching sessions, retreats, events, professional photography or videography, or other business-related activities—is strictly prohibited unless expressly authorized in writing by the property owner or manager in advance.

Guests acknowledge that the property is located in a natural environment and may be subject to varying weather conditions, wildlife activity, and ambient noise from nature or surrounding areas. We do not make any guarantees regarding weather, wildlife behavior, or the suitability of the environment for specific activities or purposes. Refunds or discounts will not be issued due to weather events, natural occurrences, environmental noise, or other circumstances beyond our control.

The property is managed by a licensed real estate professional. This is a short-term vacation rental and is not subject to the rules, rights, or responsibilities associated with long-term tenancy. As such, we do not collect security deposits or enter into landlord-tenant relationships governed by long-term occupancy laws.

By booking this property, you agree to abide by all terms and conditions stated herein.
These are in place to ensure a safe, comfortable, and compliant experience for all guests. A signed guest agreement is required by local ordinance to gain access to the property. It will be emailed the week of your arrival and must be signed before check-in instructions are released. The agreement outlines local codes and policies on: Occupancy limits, Parking, Noise & quiet hours,Trash handling, Pets, Events & gatherings, Property damage, Prohibited commercial activity Absolutely no parties, events, or unauthorized visitors.
QUIET HOURS are strictly enforced from 9pm TO 8AM, per local ordinance.
Violations may result in immediate cancellation without refund and fines starting at $1,000, charged to the guest
PARKING: Maximum number of vehicles: 6 No street parking.
PETS: must be pre-approved in writing before check-in. Pet fees must be paid in full.
No excessive barking or unattended pets. Guests are fully liable for all pet-related damages or disturbances. Pets are not allowed on furniture or beds unless covered with provided protection. Guests are expected to clean up after pets indoors and outdoors.
TRASH: All trash must be fully bagged and placed in designated receptacles. Message will be sent the night before trash pick up for compliance Only ONE Container marked POLLARD to the street - MUST be in container for pick up
Use of the property for commercial purposes is strictly prohibited without written consent. This includes: Content creation,Photography/videography, Podcasting or interviews Coaching, classes, or client sessions, Retreats or private business events
NATURE: Refunds will not be issued due to these natural elements or environmental conditions. CREDIT CARDS:Please be advised:Credit card processing fees are non-refundable, even in the event of a cancellation or refund. These fees are charged by the payment processor and cannot be recovered by the host. Refunds will be issued net of processing fees. By booking, you agree to this policy.
SECURITY AND CAMERAS:For your safety and the security of the home, exterior cameras may be present. There are no interior cameras or surveillance of private guest areas. Exterior cameras can be unplugged once checked if you wish- we have for when the home is vacant
SMOKING AND VAPING are not permitted inside the property under any circumstance.
A minimum $1,500 cleaning fee will be charged for violations.Underage drinking and illegal substance use are strictly prohibited and will result in immediate removal.
Check-out is strictly by 10:00 AM (IF WE CAN ACCOMMODATE AND WE KNOW ABOUT BEFORE WE WILL LET YOU KNOW IF EARLY IN OR LATE OUT IS AVAILABLE IN WRITING)
Guests must follow check out instructions including timing. $100 an hour will be added for late check outs not approved
