RENTER AGE: Renter must be a minimum of 25 years of age.

CHECK OUT 11:00AM: Late check outs must be approved. Additional charge may apply if guests are not checked out on time without prior approval.
GARBAGE: Due to Big Bear Lake laws, renters are responsible for disposing of any and all trash and debris accumulated during their stay. Big Bear Lake requires all renters to dispose of all debris and rubbish at either:
1. 41970 Garstin Drive, Big Bear Lake, CA, 92315 or
2. 41090 Big Bear Boulevard, Big Bear Lake, CA 92315.
The facility requires you to separate recycling and cardboard boxes from trash. If trash is not properly removed from the property, additional charge of will apply.
NOISE: Per Big Bear Lake city ordinance, quiet hours are from 10pm-7am Noise should not project further than the property line at all times.
NO SMOKING: Smoking must be done outside along with proper disposal of ciggarette butts. There will be a $250 charge if in violation and possible expulsion from the property.
PETS: Pets are allowed, but must be supervised at all times. Renter takes full responsibility for all damage or injury caused by or to pets.
DISHES: Please clean all soiled dishes and put back in shelves before checkout. Fine may apply if dishes are not cleaned and put away at the end of your stay.
SPA/ HOT TUB: No foreign substances are permitted in the hot tub. This includes bubble bath, bath oils, bath salts, bodily fluids etc.
Perfumes, lotions, deodorants, suntan lotion can disturb the PH balance of a spa so we ask that you please shower BEFORE using the spa.
For the safety of all guests, children under 18 years of age must be supervised by an adult at all times when using the spa or sauna. Please note that the owner assumes no responsibility for any misuse of the spa or sauna by the guests.
Always keep the floater in the tub to keep the spa clean during your stay.
DO NOT STAND OR SIT ON THE HOT TUB COVER.
MOUNTAIN AREA DISCLOSURE: Wild animals, most notably Coyotes and Bears may be present. Keep close watch of your small pets and always on a leash.
STORM POLICY/ ROAD/ICE CONDITIONS: Mountain roads can be curvy and steep. Big Bear requires you to carry tire chains in your car during the
winter months (Oct - Apr). In some instances, USE OF TIRE CHAINS WILL BE
REQUIRED by local law enforcement to get up the mountain, including 4-wheel drive vehicles. Please obtain appropriate chains for your vehicle and know how to use them. We recommend buying them before your trip (as it is much cheaper outside of Big Bear).
UNCONTROLLABLE CIRCUMSTANCES: Owner is not responsible for circumstances beyond our control which includes but is not limited to construction, public or private functions, events, neighbors, wildfire or smoke, weather conditions, road closures, snow removal delays, natural disaster, acts of God, natural fauna inside or outside of property. No rental adjustments will be given. We strongly urge guests to purchase
Travel Insurance which may cover certain losses. No refunds will be issued for the inability to get to the property unless main roads are closed to the public.
WATER AND TOILETS: Please DO NOT FLUSH anything other than toilet paper down the toilet as it will clog the septic system. No feminine products should be flushed at any time. If it is found that feminine products or any other foreign objects have been flushed and clog the septic system, up to a $200 fine may apply.

Big Bear Lake Good Neighbor Policy.
Do not exceed the occupancy limit
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.
No parking in street or yard
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
No amplified music 24/7
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.
Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.
Take your furry friend with you
Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!
Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations:
41970 Garstin Drive & 39690 Big Bear Blvd.
Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.
Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
