BLUE MOUNTAIN BEACH AND 30A
We are located close to everyone’s favorite, Blue Mountain Creamery. You will love our location with easy access to many of your favorite places like Real and Raw, Cowgirl Kitchen, Red Fish Taco, Mimmos, Blue Mountain Bakery, and also quick distance to bike rentals, unique shops, and easy access to all of your favorite 30A beach towns. You’ll love exploring Gulf Place, Seaside, Alys Beach, and Rosemary Beach! You can also arrange fishing charters or rent a double decker with slides pontoon and boat over to Shell Island! Grayton Beach is home to 30A's famed Underwater Museum of Art - the first underwater permanent sculpture exhibit in the US for scuba divers. So much to do, you better stay longer!

- We provide starter supplies of toiletries, toilet paper, paper towels, dishwasher tabs, laundry tabs, and trash bags. Once this supply runs out, you will need to purchase additional supplies.
GOLF CART
- Our 6-seater golf cart is provided with each reservation
- To use our golf cart, you must sign our liability waiver in advance and include the names and driver license image of any additional drivers. Drivers must be at least 21 years of age! The cart can be driven on 30A any anywhere the speed limit is 35 and under. It can NOT be driven on Hwy. 98 or any beach towns that have banned carts like Seaside, Seacrest, and Rosemary. Guests are responsible for charging the golf cart at a designated outlet on property and agree not to drive it if it has less than a 30% charge. We will not rescue you if you run out of battery! Guests will be responsible for any damage to our cart and will agree to follow all safety rules and charging procedures. Golf cart drivers must have an auto insurance policy. Golf cart may not be available to all guests due to unforeseen circumstances.
-Guests agree to keep the cart plugged in and charging when not in use and to cover the cart in inclement weather. Upon departure the cart must be plugged in and completely covered.

- PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in IMMEDIATE EVICTION, plus additional cleaning charges. Our home does not allow guest pets and Emotional Support Animals are not required to be allowed by law in vacation rentals.
- Our beach house is professionally cleaned and sanitized in between each guest – book with confidence!
- Security - One surveillance camera is installed at the front door, pointed toward the driveway. There is also one camera on the back porch pointing to the backyard area. It is always on, is capable of recording sound, and will only begin recording video/sound when motion is detected near the camera. Guests may not cover or tamper with equipment.

RULES
- Minimum Age: We require a minimum of one adult over the age of 25 be staying at the property throughout the rental term
- All reservations include a mandatory rental agreement to finalize your reservation that will be sent to your email for easy electronic signature
- Every reservation includes an accidental damage waiver – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
- We provide 4 bikes that guests may use. We expect our guests to take excellent care of our bikes, and to use our locks when parked outside of our beach house. Guests must provide their own helmets and use extra caution and care when riding bikes and follow all rules of the road. Any damage, loss or theft is the responsibility of the guest.
- We offer optional travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more.
- Balance of payment is due 60 days prior to the arrival date.
- CHECK-IN BEGINS AT 4:00 PM and CHECK-OUT IS BY 10:00 AM – We do not allow early arrivals as we are busy cleaning and sanitizing the cottage for your stay.
- No parties/smoking/vaping/drugs/firearms allowed in our condo or on the balcony
- $500 Security deposit is a hold to your card and will be released 7 days post booking if no damage is found.
• Max number of guests includes guests of all ages including infants/children to comply with our vacation rental permit, HOA laws, and local fire code laws. Exceeding the guest count is grounds for immediate eviction with no refund.
*Departure instructions – we know you are on vacation and here to relax so we don't have a long list of chores! All we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the condo during our short rental turn in time for our next guests. We appreciate you!
*If you have rented the golf cart, the cart must be left charging and fully covered. If you use the grill, firepit, and/or bikes, all must be returned in clean condition and covered back up.
Credit cards are processed through Beach Stays Vacations - VRBO charges their booking fee separately.
