・This is not a party venue. Please refrain from playing amplified music and any loud behavior at all hours.
・No parties, amplified music, or excessive noise.
・Quiet hours: 10 PM - 8 AM *strictly enforced*
・Adhere to agreed-upon occupancy limits. No more people on property than agreed upon at time of booking. Friends & family are always welcome, however everyone must adhere to the Quiet Hours 10:00 PM - 8:00 AM shhh outdoors. You have the Game Room to enjoy music and fun 24/7, and may use the pool at any time, but must refrain from screaming, yelling & splashing!

This resort-style compound features three separate living spaces, each with its own locked front door, kitchen, and laundry room. The entire property comprises 7 bedrooms, 5 full bathrooms, and 3 half bathrooms, comfortably accommodating up to 17 guests.

・Your booking includes 3 homes on one property which is privately yours. Including the BBQ, Pool, Jacuzzi & Game Room. The property is approximately 4,000 square feet of interior space.

The pool & jacuzzi DO NOT have a gate or cover, so children must be supervised at all times. Water sensing detectors and door alarms are installed for guest use if desired (guests would need to turn them on, or off if left on by prior guest).

QUIET HOURS INFORMATION:

Unfortunately, we have had issues with past guests so this message is necessary.

Local ordinance quiet hours are between 10:00 PM to 8:00 AM.

Neighbors have been instructed to call the police if there are noises heard from their bedroom windows during quiet hours.

If police are called to the property, any citations issued are the sole responsibility of the guest. The property owners have also contracted a private security company to visit the property and remove all guests from the property with no refund.

If you want to continue your evening with noise, please take all socializing & music indoors and close all doors and windows. The pool is available for use 24/7, however splashing and yelling is not acceptable, especially during Quiet Time Hours 10PM to 8AM!

I provide guests with self-check-in instructions and am available via phone or text during reasonable hours.

We strive to be outstanding members of our community. As such, our house rules and local city ordinances strictly enforce occupancy limits and quiet hours. Guests must be mindful of their noise levels at all times. Violating these rules or receiving complaints from neighbors or the city will result in fines, forfeiture of the security deposit, and potential eviction.

Any guest or group violating noise ordinances will be subject to an immediate $500 fine, in addition to city-imposed fines that can reach up to $10,000 per violation. These fines will be imposed by the property owner and the City of Los Angeles through the booking platform or legal action, including attorney fees and court costs.

This notice comes directly from your host, the property owner, the booking platform, the Los Angeles Police Department, and the City of Los Angeles to ensure compliance with local ordinances. We aim to provide a great living space for all while respecting our neighbors.

・We aim to swiftly resolve issues, but do not provide refunds or compensation for temporary appliance outages, power/internet loss, or non-functioning pool heaters due to inclement weather.

・Please note there is absolutely no cigarette smoking allowed inside of any of the interior spaces. There will be an additional cleaning fee assessed for cigarette stench left inside the house. There are plenty of ashtrays & bud receptacles throughout the exterior spaces.

・This property is located in a residential neighborhood. No late-night parties are allowed, and please do not disturb the neighbors with loud noise, especially during late hours on weeknights. Local ordinances require that noise be kept down between 10:00 PM and 8:00 AM.

We aim to maintain the property in its the best condition at all times for the comfort and enjoyment of our guests. The gardener and pool man visit the property weekly, with access to the exterior areas only:
・The gardener typically comes on Wednesday's.
・The pool man usually visits on Thursday's.
We cannot specify the exact hours for maintenance visits due to various factors such as weather, holidays, scheduling, and traffic.

As a reminder:

・No loud parties, DJs, or amplified speakers are allowed.

・No pets are allowed on the property. Bringing animals will incur a $500 fee.

・No smoking indoors.

・We do not provide air mattresses, extra bedding or wash cloths.

・Respect the neighbors & Quiet Hours.

Best stay ever!!!

We stayed with my whole family it was 17 of us and we all fit comfortably the pool was great heated the whole outside area was perfect and the game room was awesome we will be staying again!!!
