🏡 HOUSE RULES OVERVIEW
⏰ CHECK-IN & CHECK-OUT
Standard Times:

Check-In: 4:00 PM - 12:00 AM (midnight)
Check-Out: 11:00 AM sharp

Early Check-In (if available):

• Must request day before or day of arrival
• Rates: 1-2BR: $90/hour | 3-4BR: $150/hour | 5+BR: $180/hour
• Maximum 2 hours early

Late Check-Out (if available):

• Requires 24+ hours notice
• Same rates as early check-in
⚠️ Unapproved late checkout: $200/hour penalty

Entry Instructions:

✅ Use ONLY the smart lock for entry/exit
❌ Do NOT alter, tamper, or change locks
🔒 You're responsible for locksmith fees if locked out from other locks


🤫 QUIET HOURS

• Weekdays: 10:00 PM - 9:00 AM
• Weekends: 11:00 PM - 9:00 AM
• Keep noise at conversation level (not club level!)


🚭 SMOKING & SUBSTANCE POLICY

• No indoor smoking/vaping: $300 fee applies
• No drugs of any kind (recreational or illegal substances)
• Use designated outdoor areas only


🔒 VERIFICATION REQUIREMENTS
(For bookings on non-Airbnb platforms)
Required documents:

📸 Clear driver's license photo
💳 Front/back of booking credit card
🤳 Selfie holding your license
📝 Credit card authorization form
⚠️ All names must match (ID, credit card, reservation)


🐾 PET POLICY
Fees & Deposits:

• $100 non-refundable fee per pet, per stay

Pet Rules:

✅ Must be leashed/crated in shared areas
❌ No pets left alone in rooms
🧼 Clean up waste immediately
🛋️ No pets on furniture (unless you bring covers)
📄 Signed pet agreement required

Health Requirements:

• Current vaccination proof required
• Must be flea and tick treated

⚠️ Violations may result in:

• Immediate eviction
• Loss of deposit
• Additional cleaning fees


💰 SECURITY DEPOSITS
This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $65 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Street Parking Rules:

🚛 No unattached trailers
⚠️ We're not responsible for towing/fines


👥 GUEST COUNT & OCCUPANCY
Formula:

Each bedroom = 2 adults max
Plus up to 4 children (12 & under) per reservation

Examples:

1BR = 2 adults OR 6 total (with 4 kids)
2BR = 4 adults OR 8 total (with 4 kids)
3BR = 6 adults OR 10 total (with 4 kids)

Additional Guests:

• Must be pre-approved
• $35 per person, per night
• Contact us before booking if 10+ people


🎉 EVENTS & GATHERINGS
⚠️ No parties without prior approval
Planning an event?

• Must get approval in advance
• Event fees may apply
• Keep music low during quiet hours
• Conversations stay indoors (not patios/balconies)
• Extra guests require approval + $35/person fee

Violations:

• Unapproved events = immediate termination
• No refund for rule violations
• Party fees still apply even if discovered


🎊 DECORATIONS

❌ No confetti, glitter, or party decorations without approval
Extra cleaning fees apply and will be charged to guest


👶 CHILDREN WELCOME - SAFETY FIRST

⚠️ Home is NOT childproof
🚫 No pool fence - supervise water areas at all times
🛁 Jacuzzi tubs not recommended for children
Watch for sharp corners, steps, and decor


🔍 REPORTING ISSUES

Report any problems within first few hours of arrival
📸 Include photos/videos of issues
Early reporting helps us fix problems quickly
If no issues reported early, we assume everything was working


💥 ACCIDENTS & DAMAGES

• Accidents happen - just let us know immediately!
• Early communication helps us prepare for next guests
• Hiding damage results in additional fees


🔧 COMMON QUIRKS & EXPECTATIONS
Normal Wear:

• Occasional wall scuffs between touch-ups
• Decor may differ slightly from photos if items are damaged/replaced

Power Issues:

• Check breaker panel first (locations in Welcome Book)
• Flip breaker off, then on to reset
• Contact us if problem persists

Pool & Hot Tub (if applicable):

• Light sand/debris is normal
• Hot tub drained/refilled every 2 weeks
• Pool cleaned weekly - may be cloudy briefly after treatment


🚪 ACCESS & OFF-LIMITS AREAS

✅ Full access to all guest areas
🔒 Locked doors/cabinets are owner storage only
❌ Don't tamper with:

• Security cameras
• Noise monitors
• Smart plugs
• Timers
• Locked storage



Tampering results in fees and repairs

📦 PACKAGES & DELIVERIES
Your Responsibility:

• Schedule deliveries during your stay only
• Be present to receive packages
• We don't coordinate with delivery drivers

Missed Deliveries:

• Self-retrieval (if accessible): Free
• On-site help: $25 per trip
• Off-site pickup: $50 per trip

Forgotten Items:

• 48-hour pickup window after checkout
• Shipping available: cost + $35 handling fee


🛋️ FURNITURE & HOUSEKEEPING
Furniture:

• Please leave all furniture where you found it
• Moving furniture may result in extra fees

• Housekeeping:

• Not included (this is an Airbnb, not a hotel!)
• Fresh linens & starter supplies provided
• 4+ night stays: extra towels provided
• Mid-stay cleaning available: $30/visit
• 2+ week stays: 1-2 complimentary cleanings


🔐 SAFETY & SECURITY

• Outdoor security cameras for safety (not surveillance)
❌ Don't cover, unplug, or tamper with devices
We only check if unusual activity detected


🛏️ OVERNIGHT GUESTS

• All overnight guests must be on reservation
• Day visitors must leave by 12:00 AM
• Unauthorized overnight guests = possible cancellation with no refund


🚫 ZERO TOLERANCE POLICY
After learning from past experiences, we maintain firm boundaries:

• Disruptive/disrespectful behavior = immediate termination
• No multiple warnings for rule violations
• Our goal: happy hosts, guests, and neighbors

***Rental Agreement***

This Short-Term Rental Agreement (“Agreement”) is made between the Guest ("You") and the Host ("The Grand Homestay") for the temporary use of the property for vacation or short-term accommodation purposes only. This is not a lease, and the Guest is not a tenant. The Host is not a landlord. The term of the agreement shall begin on the arrival date and end on the departure date for the reservation.



By booking and confirming the reservation, the Guest agrees to the terms and conditions outlined below.



SECTION A: GUEST RESPONSIBILITIES & HOUSE RULES



1. BOOKING & IDENTIFICATION REQUIREMENTS

-A government-issued photo ID must be submitted for all adult guests within 6 hours of booking.

-A photo of the guest holding their ID is required within 24 hours.

-The person who books must be the one staying at the property (no third-party bookings).

-All visitors must be pre-approved in writing at least 24 hours before arrival.



2. PAYMENT & SECURITY DEPOSIT

-A $1000 refundable security deposit is required. It will be returned within 48 hours of check-out, provided no damage, theft, or violations

occur.



3. CHECK-IN / CHECK-OUT

-Standard check-in and check-out times are communicated in your reservation.

-Late check-out requires 48 hours’ notice and host approval (fees apply).

-Unauthorized late check-outs may incur penalties up to $500.

-Overstays or entry after checkout time may result in removal from the property.



4. PARTIES & EVENTS

-Parties, events, or gatherings over 15 people are not allowed without written host approval (including number of guests, cars, etc.).

-Evidence of unapproved gatherings may result in immediate cancellation without refund.



5. QUIET HOURS

-Weekdays: 10:00 PM – 8:00 AM

-Weekends: 11:00 PM – 8:00 AM

-No loud music, shouting, or disruptive behavior at any time.



6. SMOKING, VAPING & DRUG USE

-No smoking or vaping indoors. Use is allowed only in designated outdoor areas.

-No drug use (including recreational marijuana or illegal substances) is permitted.
