Welcome to Paradise Retreat, your ultimate getaway in the heart of Las Vegas! This spacious and luxurious 5-bedroom home offers the perfect blend of comfort and entertainment for large groups and families. With 8 beds, a pool table, and a BBQ, your stay promises to be nothing short of exceptional.

Sleeping Arrangements: The house features 1 king bed, 5 queen beds, 2 queen-size sofa beds, and 2 single ottoman-size sofa beds, comfortably accommodating up to 18 guests.

Entertainment: Enjoy a game night with the pool table or relax in the cozy living room equipped with 2 smart TVs and high-speed Wi-Fi.

Outdoor Fun: Fire up the BBQ for a delightful outdoor dining experience in the private backyard.

Modern Amenities: The fully equipped kitchen, private garage, and driveway parking ensure all your needs are met.

Location: Situated in a serene neighborhood, you are just a short drive away from the vibrant Las Vegas Strip, offering world-class dining, shopping, and entertainment.

Guests have full access to the entire house, including all bedrooms, living areas, kitchen, backyard, and on-site amenities. The private garage and driveway provide ample parking space for multiple vehicles

🔑 Arrival & Departure

Check-In: 4:00 PM
Check-Out: 11:00 AM

Early Check-In (if available, confirmed day-of):

$150/hr (max 2 hrs)

Late Check-Out (approved in writing only):

Same hourly rates as early check-in.

Penalty: $200/hr for unapproved stays past 11 AM.

Running late? Message us! We’re flexible when possible.

🚪 Smart Lock Rules
Use ONLY the smart lock for entry/exit.

Never tamper with locks. Lockout fees/locksmith costs are your responsibility.

Quiet Hours:

Weekdays: 10:00 PM – 9:00 AM

Weekends: 11:00 PM – 9:00 AM
Keep noise minimal (e.g., indoor voices, low bass).

Zero Tolerance:

🚭 No indoor smoking/vaping: $300 fee if violated.

🚫 No drugs (recreational/illegal) anywhere on property.

📝 Verification (For Non-Airbnb Bookings)
Required within 24 hours of booking:

Photo of your driver’s license.

Photo of front/back of credit card used to book.

Selfie holding your license.

Signed credit card authorization form (link provided).
→ Names on ID, credit card, and reservation must match.

🐾 Pet Policy
Fees:

$100 non-refundable fee per pet.

Rules:

Leash/crate pets in shared areas.

Never leave pets unattended.

Clean up waste immediately.

No pets on furniture (unless covered).

Proof of vaccinations & flea/tick treatment required.

Violations (aggression, noise, mess) = eviction + lost deposit + fees.
→ Signed pet agreement mandatory.

💰 Security Deposits

This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $65 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

🧹 During Your Stay
Housekeeping:

Starter supplies provided (TP, soap, trash bags).

4+ night stays: Extra towels provided.

Mid-stay cleans: $30/visit.

2-week stays: 1–2 free cleanings.

Occupancy Limits:

Per bedroom: 2 adults max + 4 kids max (≤12 yrs) per reservation.

Extra guests: $35/person/night (pre-approved only).

All guests must be registered.

Safety & Maintenance:

Kids: Supervise closely (no pool fence, non-childproofed).

Report issues ASAP (with photos/video). Unreported damage = guest responsibility.

Power outage? Check breakers first, then message us.

Furniture/decor: Don’t rearrange.

Pool/hot tub: Light debris normal; cleaned regularly.

Unapproved gatherings = immediate termination + no refund.

Pre-approved events may require fees ($35/extra guest).

Music/conversations indoors during quiet hours.

No Confetti/Glitter

Cleaning fees apply if used.

No Unregistered Guests

Security Cameras

📦 Deliveries & Lost Items
Schedule deliveries only during your stay.

We’re not responsible for lost/stolen packages.

Post-checkout retrieval: $25 (on-site) or $50 (off-site).

Left items: $35 handling + shipping fees to return.

💖 Final Notes
Accidents happen! Tell us ASAP about breakages.

Respect locked areas (owner storage only).

***Rental Agreement***

This Short-Term Rental Agreement (“Agreement”) is made between the Guest ("You") and the Host ("The Grand Homestay") for the temporary use of the property for vacation or short-term accommodation purposes only. This is not a lease, and the Guest is not a tenant. The Host is not a landlord. The term of the agreement shall begin on the arrival date and end on the departure date for the reservation.



By booking and confirming the reservation, the Guest agrees to the terms and conditions outlined below.



SECTION A: GUEST RESPONSIBILITIES & HOUSE RULES



1. BOOKING & IDENTIFICATION REQUIREMENTS

-A government-issued photo ID must be submitted for all adult guests within 6 hours of booking.

-A photo of the guest holding their ID is required within 24 hours.

-The person who books must be the one staying at the property (no third-party bookings).

-All visitors must be pre-approved in writing at least 24 hours before arrival.



2. PAYMENT & SECURITY DEPOSIT

-A $1000 refundable security deposit is required. It will be returned within 48 hours of check-out, provided no damage, theft, or violations

occur.



3. CHECK-IN / CHECK-OUT

-Standard check-in and check-out times are communicated in your reservation.

-Late check-out requires 48 hours’ notice and host approval (fees apply).

-Unauthorized late check-outs may incur penalties up to $500.

-Overstays or entry after checkout time may result in removal from the property.



4. PARTIES & EVENTS

-Parties, events, or gatherings over 15 people are not allowed without written host approval (including number of guests, cars, etc.).

-Evidence of unapproved gatherings may result in immediate cancellation without refund.



5. QUIET HOURS

-Weekdays: 10:00 PM – 8:00 AM

-Weekends: 11:00 PM – 8:00 AM

-No loud music, shouting, or disruptive behavior at any time.



6. SMOKING, VAPING & DRUG USE

-No smoking or vaping indoors. Use is allowed only in designated outdoor areas.

-No drug use (including recreational marijuana or illegal substances) is permitted.

-$300 penalty for evidence of indoor smoking/vaping or use in non-designated areas.



7. CLEANLINESS

-Guests are expected to leave the property tidy.

-Excessive mess will incur additional cleaning fees.

-Trash must be sorted and disposed of in designated bins according to provided instructions.



8. PROPERTY RESPECT & DAMAGE

-Do not move, remove, or damage furniture or items.

-All items (excluding consumables) are the homeowner’s property and must remain onsite.

-Missing or damaged items will be charged, with lost remotes or keys incurring $150 per item.

-Theft will be reported to authorities



9. USE OF PREMISES

-The property is to be used solely for temporary, personal lodging by the registered Guest(s).

-Guest acknowledges that this is a license agreement and not a lease, and does not create a landlord-tenant relationship.

-The Host retains the right to access the property for emergencies, maintenance, or inspections with reasonable notice.



10. REMOVAL FROM PREMISES & ILLEGAL EXTENSIONS

-The Host may terminate this Agreement and remove the Guest immediately if any of the following occur:

Violation of house rules

Disturbance to neighbors

Property damage

Unauthorized occupancy beyond approved guest count

Refusal to vacate after check-out

Illegal extension of stay without Host’s written consent

-The Guest waives any right to remain on the premises beyond the agreed check-out time unless explicitly extended in writing.

-No refunds will be issued if removal is due to Guest's misconduct.

The team is very communicative. Easy check in process. Clear instructions on how the house functions. It was like walking into a hotel suite with a home feeling. Quiet neighborhood. Comfortable beds. Extremely Clean. 12 minutes from the middle of The Strip. I can't say enough on how wonderful the entire experiance was, this house was AMAZING!! Everything you need from cooking to laundry. Everytime we go back to Vegas, this will the first house we look for!
