The living area of the villa is designed to be spacious, comfortable, and perfect for gathering. It features two lounge corners, each offering plenty of seating for relaxing, watching TV, or socializing. The open layout creates a bright, airy atmosphere, ideal for unwinding after a day of exploring.

Adjacent to the living room is a large dining area, seamlessly connected to the fully equipped kitchen. The kitchen offers ample counter space and modern appliances, making it easy to prepare meals for large groups. Whether you're cooking a family dinner or whipping up a quick snack, the kitchen and dining area are perfectly suited for group meals.

The entire living space flows easily between indoor and outdoor areas, with large windows allowing natural light to flood the room and providing beautiful views of the surrounding garden and pool. With its comfortable seating and open design, this space is perfect for enjoying quality time together, while still offering enough room for everyone to spread out and relax.

Guests have full access to the whole villa, pool and outdoor area.

Electricity Consumption: Electricity is not included in the rental price and will be charged based on actual usage, ensuring transparency. The villa is equipped with a meter for accurate measurement. We encourage mindful energy use, especially with air conditioning.High-Speed Internet: Enjoy fast and reliable internet, perfect for both leisure and remote work.
Cleaning: Cleaning is included every 5th night, with additional cleanings available for a surcharge, easily requested through our guest portal or communication channels.
Maid Service: Available on request for a surcharge, ensuring your stay remains comfortable and convenient.
Health & Safety: The villa includes fire extinguishers, first aid kits, and emergency contact information..
House Rules: Please respect the no-smoking policy indoors and observe quiet hours.
Check-In & Check-Out: Check-in is at [insert time] and check-out is at [insert time]. Occasionally, late check-ins and check-outs are available, bookable through our guest portal.
Security Deposit: A security deposit is required upon check-in and will be refunded after inspection upon check-out.
24/7 Support: Our team provides 24/7 support, but response times between 11 PM and 7 AM may be delayed. Urgent requests will be prioritized.
- No all male groups allowed.
- No all teenager/young adult groups allowed without multiple positive reviews.
- No visiting guests allowed to stay overnight.
- Direct customers only. No agents or 3rd party bookings will be accepted.
- The main booker has to be one of the staying guests.
- Cleaning and change of linen every 3 days.
- Extra daily cleaning upon request at additional cost.
- There is a strict NO smoking policy INSIDE all of our villa areas. There will be a hefty deep cleaning fee applied to those who do not comply with this standard. Smoking is only allowed outside the villa.
- A refundable security deposit of 1000 US dollar (or equivalent in other currency) will be required upon arrival.
- Pool serviced twice a week.
- In case of loss of gate remote: replacement fee is 5000 Thai baht.
