Management:
Our property is expertly managed by Rather Be Properties, and we’re committed to making your stay enjoyable and seamless. Our team is available daily from 9 AM to 9 PM to assist with any questions or requests. You can easily reach us through the Vrbo app, by phone, or email. For any urgent issues after hours, we also offer a 24-hour emergency line, ensuring support at any time during your stay.
Community Access & HOA:
-The home is located within a gated community with a staffed guard gate. For smooth access, we are required to collect the names of all guests and the license plate number for one vehicle prior to arrival. Please note that parking is limited to a maximum of one car.
-Trash collection takes place every Monday morning.
-The HOA is responsible for maintaining the front yard landscaping. If you’re staying midweek, landscaping services may be performed in the front garden but will not disturb your stay.
Pet-Friendly Accommodations:
We welcome one dog (up to 60 lbs) for a $100 pet fee per stay, which helps cover additional cleaning. Any waste beyond normal shedding (including urine or feces) will result in an additional $200 cleaning fee. Guests are responsible for cleaning up after their pet, and dogs may not be left unattended in the home, as barking may disturb neighbors. Please let us know in advance if you’ll be traveling with a dog.
House Rules
• Our home is located in a gated community. To ensure smooth entry, we’ll need the names of all guests and your vehicle’s license plate to register with security. Only one vehicle is allowed, and street parking is not permitted.
• Primary renter must be 21+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• No parties or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited.
• No sticking tape on walls or pictures, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• Pets must be on leashes in unenclosed areas. Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Max 1 dog
• Follow all local, county, and state laws and short-term rental regulations, including all rules on the City`s `Good Neighbor Brochure`, provided prior to checkin. Noncompliance may result in eviction by city without refund.
• Late checkout may result in a fee of up to $200 unless approved in advance.
• Fines may apply for violations of house rules or city ordinances, including Code Enforcement penalties.
• Please turn off the AC when you go out.
