Bathrooms:
2 Full bathrooms with bath essentials (shampoo, body wash), towels, toilet paper, and a hairdryer.

Kitchen and Dining
The modern kitchen features stainless steel appliances, including a refrigerator, microwave, gas stove, and oven. A complete set of utensils, dishes, glasses, pots, and pans, along with a coffee maker, are at your disposal. Enjoy complimentary coffee and tea to start your mornings right.

Living Area
Relax in the inviting living space with a brick and wood fireplace, board games, and a cozy sofa. A Smart TV with streaming apps is ready for your personal accounts.

Additional Notes
● The window air conditioning unit is available during the summer months only.
● The pool is closed during winter and is available from Memorial Day to Labor Day (weather dependent).
● Hot Tub: Available for use.
● Fireplace: Some firewood provided.
● Winter Season: 4WD vehicle recommended.
● Wild Animals: Respect wildlife; no hunting allowed.
We appreciate that the overwhelming majority of our guests are respectful of our property and a pleasure to host. These house rules are in place to ensure the best quality visit for all of our great guests:

- Please note that smoking of any kind is forbidden inside the house and will result in a minimum fine of $1,000.

- Pets allowed with permission and reservation. The pet fee is $100 per pet. Please add pets to the reservation under the `Add guests` tab in the search bar. Maximum 2 pets allowed per reservation. Kindly clean up after your pet and dispose of waste in the outdoor trash receptacle. Please keep pets off beds and furniture.

- No events, parties or large gatherings. Quiet hours are from 9:00pm to 8:00am.

- Check-out is at 10:00am. Late fees may apply if the guests fail to check out on time.

- Minimum age to book is 21.

- Any use of the fireplace or fire pit shall be in accordance with NYS burning regulations. Please observe the annual statewide ban prohibiting residential brush burning will begin March 16 and runs through May 14.

- This home shall not be permitted to be used for any commercial use or commercial event space.

- No outdoor camping shall be allowed including tents, yurts, etc.

- Parking shall be allowed solely in the dedicated parking area.

NOTE: While we make every effort to inform guests in advance, it may occasionally be necessary for maintenance personnel to access the exterior of the property during your stay to service amenities such as the pool, lawn, or other facilities. We respect your privacy and will never enter the home without your permission. We appreciate your understanding and cooperation.
