With six beautifully appointed bedrooms, this home comfortably accommodates up to 15 guests, making it an ideal choice for large families or groups of friends seeking a memorable mountain getaway. Each bedroom is tastefully decorated, offering plush bedding, ample storage, and large windows that invite the natural beauty of the surroundings indoors. All bedrooms also include Roku Smart TVs to enjoy all your favorite streaming services.

This Airbnb is located on the Pemigewasset River at South Peak. As part of the South Peak Home Owners Association, this home allows guests to use the association's free shuttle service to and from Loon Mountain lodges during the Winter months. The neighborhood offers a private road for walking and access to the hiking and snowshoeing trails along the Pemi River! Located about 5 minutes from downtown's restaurants/bars, and 7 minutes to Loon's main lodges, this is the perfect getaway for family and friends!
The town of Lincoln offers a shuttle service, The Shuttle Connection, which can be reserved by guests for rides downtown to restaurants, bars, shopping and more. The rate for the Shuttle Connection is $6/person. The Airbnb also features a free shuttle service through the South Peak Association, which provides rides to and from all Loon Mountain bases and lodges during the Winter months. Please reach out to the Host for more details on how to reserve these shuttles.
- Our rental property is situated within a new development area, which may lead to ongoing construction activities nearby. We believe in maintaining open communication with our tenants, and it is our duty to inform you that there is a possibility of construction work taking place between the hours of 8:00 AM and 5:00 PM, Monday through Friday.
- Please be advised that there are Ring security cameras installed and positioned on the front door area of the property, the driveway, and the backyard. The cameras are the only surveillance device on the premises and does not extend beyond the descriptions listed.
While we prioritize your privacy and comfort during your stay, we also aim to ensure a safe environment for everyone. The cameras are in place solely to deter any potential security concerns and to provide a record in case of any unforeseen incidents related to the front entrance, driveway and backyard.
Additional House rules:
1. Guests and visitors should comply with the parking regulations by only parking in the driveway and must show consideration to other vehicles in the neighborhood.
2. No shoes inside the home.
3. No smoking inside the Airbnb! Reservation found to be in violation of this rule will be subject to damages and a fine.

5. No unregistered guests or visitors allowed. The maximum property capacity is 15.
6. The indoor fireplace is not to be used under any circumstances. Any guest to be found in violation of this rule will be subject to damages and a fine.
7. Please do not to hang on or use the rain chains located on the property. These decorative features are delicate and are not designed for supporting weight.
7. No eating or drinking in the bedrooms. Please enjoy your meals in the kitchen or dining spaces.
8. Dispose of all garbage in trash bins. Dumpsters are located in the neighborhood. Host can give you instructions to dispose of trash. Guest is also welcome to use our trash service, which allows guests to leave all trash in the garage, and we will dispose of it for you for a $30 charge. If trash is left in the home, the guest will be charged the trash service fee.
9. Please keep close eye on small children when on the balcony and in hot tub. Hot tub is located on porch and children need supervision while using.
10. No pets allowed. We apologize for any inconvenience but no pets are allowed on the property, including visitors. Any guest found in violation of this rule will be subject to damages and fines.
11. Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb
12. Wash the dishes, and dispose of the garbage before checkout. Please reach out to host for directions to dumpsters.
