This is a 2-bedroom, 1-bathroom duplex, designed for comfort and convenience. The fully equipped kitchen is ready for home-cooked meals, while the inviting living room features a TV for cozy evenings. Both bedrooms offer plush queen beds for restful nights. Outside, enjoy a private, fully fenced backyard—perfect for relaxation or outdoor gatherings. Just a short drive to the beach, this duplex is ideal for a peaceful getaway!
In general, getting around in Jacksonville requires a ride. The immediate area around the flat has some great restaurants and shops within walking distance, but there are great little pockets of walkable shopping and nightlife that can be reached with a 5-minute Uber ride or a drive.
We are pet friendly and charge $25 per night per pet for short term stays. For longer stays, we charge $150 per week and $300 per month per pet. If you plan to bring a pet when booking with us, please inform us in advance. The fee for pets is non-negotiable for any animal.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through VRBO. Thank you for your understanding.
We have a smart thermostat in this home and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.

● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to

●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● Events/parties are strictly prohibited and will result in a $1000 fine. A party / event is in effect any time the guest count exceeds either the maximum allowable on the property or the number of guests booked.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.
● NO ILLEGAL ACTIVITY OR GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY
***Finally, smoking is strictly forbidden anywhere on the property - inside the property or in any outdoor areas***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) we will assess a $250 cleaning fee in addition to the regular cleaning fee***
