Swimwear is required at all times. Children are not allowed in the hot tub. Please rinse with soap and water before entering to help maintain water quality. ❗NO PETS! Please be advised that misrepresenting a pet as a service animal is a violation of the law in many jurisdictions, including Louisiana (RS 21:52). Such misrepresentation may result in the immediate cancellation of your reservation without a refund and may be reported to local authorities.
Smoking and Vaping
Smoking and vaping are allowed only at the fire pit or backyard deck. Smoking, vaping, hookah, cannabis (marijuana), or any other form of smoking is strictly prohibited inside the home. An ashtray is provided on the deck.

Good enough...but not great. We left a day early.Pros: Well stocked, soft bed, TVs in both rooms, nice appliancesCons: Misleading description, lower end of town (did not feel safe, run down parks and homes in neighborhood) loud music (shaking windows loud!) from neighborhood and cars at all hours, small poor quality linens, limits for low temp on AC ...too hot for sleeping and wasnt informed of limit until after booking, deck was filthy, extremely small shower (like can't bend down in shower without hitting head on doors) ridiculous rule list that is sent after booking without option to cancel, ridiculous penalty fees for linens if missing that you are reminded of constantly after booking, owner requires insurance for rental (most people who have homeowners insurance have coverage that extends with them when staying elsewhere...should not be required for rental) We have stayed at significantly nicer VRBO properties for less and without all of the limitations and rules. Price vs value are completely misaligned.

To clarify for future guests: the dark material visible in the shower frame is a combination of black waterproof epoxy and clear sealant applied specifically to prevent leaks in this custom unit. It is a structural maintenance feature and not a cleanliness or mold issue. Regarding the deck, our maintenance team cleared the seasonal catkins (tree droppings) right before your arrival, but more naturally fell with the wind during your stay—an unavoidable part of an outdoor setting.
Regarding the neighborhood, we prioritize absolute transparency. Before your arrival, I specifically emailed you describing the area’s historic character and that some nearby homes 'need some upkeep.' You confirmed you were 'fine' with this as long as you were safe. It is disheartening to see the demographics of our diverse, majority-Black community (61% Black) now cited as a 'safety' concern. I have reviewed our exterior security footage and found no activity that would cause a reasonable person to feel at risk.
We provide detailed photos of the compact shower and all property rules upfront so guests can make an informed choice. Had you simply reached out and mentioned you were unhappy, I would have happily provided a full refund—especially knowing you were here celebrating your 25th anniversary.
We want our guests to have a wonderful experience, but we stand by the safety, history, and diversity of our Franklinton community and the accuracy of our listing. Most of all, many good people call this neighborhood home.
