This gorgeous, new-construction building is located in the Bywater neighborhood of New Orleans, a favorite hangout of locals! You're also about a 10-minute drive from the French Quarter, including Bourbon Street and Frenchmen Street.
Your stay features plenty of comfortable seating, TVs with streaming services, and a full kitchen with everything you need for making a meal on a cozy night in.
There are 9 units in the building, and 6 parking spaces in the garage. While each unit has permission to park ONE vehicle in the garage, it is only available on a first-come, first-served basis. If the garage is full, you'll need to park on the street - same goes for any additional vehicles you may have. There's plenty of free street parking on the block around the building, so you'll never have any trouble finding a spot. Please note that the entrance to the garage is very steep, so vehicles with lower ground clearances may not be able to enter without scraping their undersides.
The bedroom/bathroom configurations are as follows:
- Bedrooms: All bedrooms have a queen bed and a TV with streaming services
- Bathrooms: There are two full baths with a walk-in shower, and one half bath
This unit is not ADA-compliant. There are several steps to enter the home from ground level.
**Please Note** : This building is located in a lively neighborhood. While we are several blocks away from most of the bars and restaurants in the area, the building is located on a main road, and traffic noise can be heard inside during busy times.

You'll be about a 10 min drive/ride to the French Quarter, making this home a great location for those coming to New Orleans to experience all the fun and lively atmosphere that the city offers.

This is a great place to base your New Orleans adventure, especially if you brought your own vehicle. Access to all parts of the city is easy from this location.
There are also Blue Bike rentals in the area (standard & electric bikes), and there's a rental station on the next block on Lesseps Street.
For public transportation, there's a bus stop on both sides of St. Claude Avenue in front of the building. While the street car doesn't come down as far as our building, the last stop is about 1.5 miles from us on St. Claude Ave (but about a 30 minute walk). You can take a cheap Uber there and take the streetcar into the city to avoid dealing with limited parking and high parking prices.
Absolutely no parties!
New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.
***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
Please carefully read our house rules below
1. The booking guest must have their ID uploaded to their profile. Please do not remove your ID from your profile at any point during the booking process, or your visit. This will trigger automatic cancellation of your reservation.
2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).
3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.
4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more. There is a washer and dryer in the unit available for your use, and detergent is provided.
5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.
6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras are present at the property to verify these laws & house rules are not broken. All rental platforms specifically ban parties from their units. Violation of this rule will result in immediate eviction and a ban from the platform.
7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.
8. Please do not use face towels to remove makeup, it damages the towels.
9. If the space is left excessively dirty, $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.
10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. If traveling with pets please inquire about our pet friendly units.
11. After you’ve read these rules, please send me a message with the words “yellow kangaroo”, it will let me know that you have read the rules thoroughly.
12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.
13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.
14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.
15. Message us for long term stays.
16. Trash can be taken downstairs to the cans in the trash room, which is in the garage and next to the lobby entrance door.
17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.
18. Should you wish to receive an early check-in or late check-out, please let us know no earlier than a few days prior to your reservation date, and we will determine if it's possible. We are unable to confirm early check-in (or late check-out) requests for future dates. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through the platform after your additional time has been approved.
19. Use of the parking garage is at your own risk, as the entrance is quite steep and could cause damage to vehicles lower to the ground. There are 9 units in the building and 6 spaces, so while you are ALLOWED to park ONE car there, you are NOT GUARANTEED a space in the garage. Guests breaking these rules risk their vehicles being towed at their own expense. All other vehicles must park on the streets around the building (this is free).
20. We are not responsible for any damage or theft involving vehicles parked in the garage or elsewhere. Leaving personal items in your vehicle is not recommended anywhere in the city when parked, and doing so is at the owner's risk.
