Welcome to our cozy retreat! One of my favorite aspects of this area is the vibrant community, and I’ve been proud to call it home since 1997. From the comfort of your front covered deck, you can soak in the delightful atmosphere of our neighborhood.

12 Public Tennis Courts: Perfect for a friendly match or practice. Feel free to ask me for tennis rackets and balls!
Large Park: This expansive park features a soccer field, football field, basketball courts, and a fantastic playground for kids. There’s also a lovely jogging and biking path surrounding the area, ideal for outdoor enthusiasts.

Parking Information:
Private Parking: Available by reservation, but spots are limited.
Street Parking: A free residential parking pass can be requested, though street parking is not guaranteed. You may need to drive around to find a spot within four blocks of the unit. Please note that instant bookings may not have guaranteed parking, as spots may already be reserved.

For added peace of mind, our driveway area is monitored by 24-hour surveillance cameras.Transportation:
I recommend downloading the New Jersey Transit app, which provides you with real-time schedules for buses and trains, making your travel seamless.Dining Recommendations:

Coach House Diner: Open 24/7, this diner is located just a few blocks away on Eighth Street and Kennedy Boulevard, perfect for any meal at any hour.
Rumbas Restaurant: A must-visit Cuban-style restaurant known for its delicious and affordable meals—definitely a better choice than fast food! It's conveniently located within a 5-minute walk from the park.

All communication must be made through the airbnb message center. I don't always answer my cell phone when at work. Normal response time is given during business hours from 9am to 5 PM We have a full staff that monitor the message center, to help guests!

Please note any repairs or maintenance or broken items including furniture in the apartment need to be reported immediately upon entry of the apartment or during the guests stay if not, guests will be responsible for replacement of any items all repairs necessary that we’re not reported. If the ID does not match the name including credit card information/Verification from authorized user on the rental company profile the property manager or owner will be unable to give you or any guests/ visitors entry to apartment including access to the private property.

Please note any visitors of guests found parking in our private lot will be immediately towed Police Department and or charged a minimum of $60 per parking space Per night. Any additional charges or improperly parking in our private parking lot Will be charged to tenant/guest, any damage done to guests/visitor/tenants cars will not be our responsibility or the properties responsibility.

-Hello and welcome, thank you for choosing our unit!
-Please enjoy the unique location, please be respectful to the neighbors and keep the place clean let us know if there any immediate needs or repairs.
-Enjoy the back-deck w/BBQ, please make sure after use the gas to grill must be shut off at the tank and please clean the grill or this will be $60 extra cleaning fee.
BBQ Gas tanks are the responsibility of the tenant/occupant/guest to refill during their stay

-adult supervision at all times must be provided for the following Please supervise all young children on the back deck. We will not be responsible for any accidents that occur on the premises. Please be advise there is a 24/7 surveillance camera s located on the out door deck and front parking lot for our guest security.
-Please keep our place clean, place all trash from apartment into grey and black garbage pales that we provide. Please remove all garbage and trash out to the parking lot/driveway and place it into the trash cans. (Trash cans are located at the top left-hand side of the drive way. Recycling- Blue cans are for paper and cardboard. Red cans are for plastic or glass. Any fines passed to us will be forwarded to the renter.
-Please remember we have a strict NO SMOKING policy inside our building. For people who smoke there is a deck outside and a back garden to enjoy the awesome view of the amazing New York Skyline. (No Smoking inside the apartment and please close the slide/door as well as windows if you are smoking. We have a strict cleaning ADDITIONAL fee of $400 per room if we detect smoke inside the apartment or any odor relating.
- We will not be held responsible for any lost or left items in the unit. You take sole responsibility for all items brought to this unit. We will not be held responsible for any reimbursement what so ever.
-Remember to lock all windows and doors when you leave. We will not be responsible for any missing items.
-If house rules are not followed, we have the right to remove all guests from the property with no refund.
-Please return the street parking pass to avoid $50 replacement fee. Street Parking passes are $10 a night, street parking is difficult to find in this area.
INSTRUCTIONS for Street Parking
1. This permit entitles to park ONLY WITHIN a 4-block radius of the
address listed within The City of Union City.
2. Please hang the permit on rearview mirror with color side
facing out. Please also remember to remove the parking tag when
vehicle is in operation
3. Permits may not be sold, exchanged, or purchased from any
person or agency other than from the UCPA.
4. Permit does not authorize holder to park in fire zones,
parking meters, roadways, loading zones, and designated tow away zones, and or any other area not designated as a Residential Parking Zone.

-Private parking is available for $40 per 5 passengers car or suv this cost is per day/per night per vehicle/regular size car or $60 standard SUV. Please be aware, if you park in a private spot other than the spot allocated, you or your guests/visitor’s vehicles will be towed at the owner expense. You will be responsible to pay $120 for each spot, for each night, when parking in this lot without a previously booked /allocated spot.
-If private parking is required please inform us in advance so me may allocate a spot for each vehicle required. Please be advised the outdoor parking lot is under 24/7-hour surveillance to ensure our guest security.

-Any damaged or broken items MUST be brought to our attention immediately prior to your checkout or preferably during your stay.
-Please turn off the A/C, lights and appliances before you leave except for the dishwasher thanks. TVs cable boxes and lamps can STAY plugged in thank you.
-During your stay if the temperatures outside is a bit hot, please set thermostats to energy save mode.
-If you require any safety gates or special needs for children please request prior to booking, we’d be happy to accommodate special requests and having them ready for your arrival. -Please be advised we do charge $35 to $55 per additional guest, any guest who is present past 12am is considered an overnight guest. Please be honest and considerate of this rule. Thank you for your cooperation and understanding.

This house was perfect for my family

The location was ideal. The bus being a couple of blocks away, providing a short route to the subways of Manhattan! We enjoyed our stay!

Great Weekend Getaway!

We wanted to see the Christmas lights in NYC for the weekend. This rental was perfect for all of us, giving the kids their own rooms and a cozy living room to chill in when we returned from a day out in the city. We used the bus and ferry to get back and forth, and it was very convenient.

The space was modern and owner was attentive. A little far from city so spent a fortune on Ubers but the neighborhood felt safe.

It Felt Like Home As Soon As I Walked In

The property was amazing! We loved staying there.It had all the comforts of home and plenty of beds. Everything worked well. The bathrooms were very nice. We had phone contact with the owner a few times and he went out of his way more than once to help us. He is a really fantastic host. You can ask him pretty much anything. He does his best to get the answer.The accomodation was close to a shopping area a short walk across a park. There were grocery stores close by. That was very important to us as we were there for a few weeks. We enjoyed the local eating places, and browsing the great pet store. We bought home gifts to our family pets. Public transport is very close, and walking is easy too. I had never been to New Jersey and was surprised at how much I liked it. I will visit there again. Thanks

Penthouse Stay Review

I spent 3 nights and 4 days in this property, The apartment appeared the exact same way in person as it appears on the website. The apartment is beautiful but was a little dusty, also toilet paper was less than a half row in both bathrooms during arrival , leaving me to purchase my own toilet paper for the remaining of my stay. No wash clothes are provided, towels only. TV in the first bedroom has no wifi. Must bring your own soap to shower as well. Fridge did not make ice, had to buy my own ice.Overall nice property but, needs better upkeep and a bit more refreshing, especially for the extra fees that is charged.

This place is about 3 blocks from a bus stop (NJ Transit) that takes you to NYC. From the Port Authority Bus Terminal you can go anywhere in the City easily yet you are far enough away that it is not so crazy crowded. We enjoyed our stay & would stay here again.

Neat, spacious place close to all amenities

We enjoyed our stay at 416 2nd street. Peter was a great host and made sure we were well taken care of. I would recommend this place for a family who are interested in visiting NY but do not want to stay in the hustle and bustle of downtown Manhattan

Would definitely stay there again

Such a cute spacious apartment. Very clean and stocked with whatever you need. Such a cute neighborhood and never felt uncomfortable walking around. So close to the bus that takes you into the city and whenever I had a question they responded promptly! You won’t be disappointed staying here. I plan on coming back and would definitely rent this place again. Thank you for letting us stay!

Great family location

This is a very nice house for a family. Plenty of room. TV's in the living room and all three bedrooms. The kitchen has everything you need to cook meals. It's right across the street from a great park. Such an affordable option to be out of the hubbub of NYC, but easy to get to the city via Uber or ferry. Peter was very accommodating.

Great place, great location

Close to everything, close to NYC. I went to visit my brother and sis-n-law for baby shower. It snowed so I couldn't take my kids to the park. Ron was very nice. We had no issues. Would def stay again for my next NJ/NY visit!

Wonderful Place for a NYC Familiy Visit

Very nice unit and well stocked. Really enjoyed the balcony. Street parking okay. It is a fourth floor unit without an elevator. If you are staying for a short period of time the 5 pm check-in is a little inconvenient. Definently, a good unit to rent!

Fantastic place to stay

This is the second time I've stayed here and I can't say enough good things about the apartment, the location, and the owners. My flight was significantly delayed and Peter and his crew made sure to leave lights on for us to welcome us. Fridge is always stocked with bottled water. The apartment is clean and quiet. Rooms are spacious and cozy. Short walk to the bus stop for a quick ride to Manhattan. Highly recommend staying here, and I can't wait to return.

A Lovely way to enjoy the hectic life of NYC

We stayed in Peter's Penthouse apartment over the Christmas period for seven nights. The apartment was a great way to access all the sites of NYC via the local bus. The bus stop being only as short walk and took us straight into the Port Authority in the city center. The apartment was comfortable with all the amenities we needed and I would thoroughly recommend it as the area was quiet and a welcome relief after a hectic day sightseeing or shopping. It was Perfect

Peter and his crew were an absolute dream to deal with. Any questions were answered promptly and clearly. The location was wonderful. 25 minutes into downtown Manhattan, and then sitting on our lovely quiet patio at the end of the day - heaven! The place was spotlessly clean and comfortable. We had Jhaysen pick us up and drop us off at the airport, and it was so worth it. Don't forget to spend a few hours in Hoboken. You can walk there, then Uber back to your Condo. I would recommend this unit in a heartbeat!

incredible value less than 25 minutes from the city

Property larger than it appears in the photos. Incredible value so close to the city. Beautifully decorated, we enjoyed the eclectic art on the walls and the stylish paint choices too! It was so nice to have 3 bedrooms and a living room to stretch out and relax in after busy and crowded days in Manhatten. Very easy to get Ubers across the river. Peter and his staff are on site, checked in with us often to make sure that we had everything we needed and offer suggestions on restaurants, transportation, etc. I enjoyed the experience seeing a real neighborhood outside the city. Would highly recommend this unit.

Peter and his staff was awesome the property is awesome the location is awesome each time that I come to NYC I will be staying with Peter and his company they were so helpful and nice the property was great everything was kept well clean and neat any question or concerns Peter was very responsive quick my daughter is usually scared to stay over at anyones place. She was very comfortable and Peter's unit not once did I hear a peep from her of being scared she was so comfortable and felt secure at this unit our neighbors were even great overall we had an awesome time I will recommend this property to anyone. The location near the park was awesome New Jersey was even awesome we spent a day just touring New Jersey it was great!! I felt as if I was at home everything was clean modern I can go on and on on how great my stay with Peter and Matt was.

Nice Penthouse

Very nice, quiet, clean location. If you have teenagers the park, tennis courts, and basketball courts are within visibility from the balcony, which was very nice for us. Grocery is a short 3 block walk away and very cheap with all you would need. Bus stop is 1 short block away and once you figure it out is very simple to transport you to NY. Be sure to read the signs where you park your cars on certain days you can't park on certain sides of the road but the parking is extremely safe for yourself and your vehicle which was one of my concerns prior to the visit. Property manager was great to work with and very accommodating. Loved our visit and if we come back to NY would definitely like staying here again.

I would recommend this property

Our first impression of the condo was "this is so cute". There were many small amenities that other VRBO properties didn't have ; extra toilet paper, paper towels, toothpaste, water in the frig, coffee, tea. The kitchen was very well stocked with pots and pans. The bedrooms were decorated nicely with a tv in each room as well as the living room. The caption says it sleeps 12. There are 3 beds and 3 blow up mattresses. I would say it sleeps 6 adults comfortably. It was very convenient getting into NY. You just had to walk a few blocks to get a bus that took you to the Port Authority. We had a great weekend. If we ever came back to NY I would stay here again

Would give 5 stars, but...

Owner was responsive, and property was as described. However, the property had a couple safety concerns: One, the dryer runs continuously, as timer doesn’t work. Second, the window in one bedroom is sealed shut and cannot be opened. This is a safety code violation. Last, for two nights, a dog in the owner’s courtyard barked and whimpered all night long, and was ignored.

All in all a nice place to stay

I am not reviewing the property in this listing as the location of our stay was changed the day before our arrival. It was presented as an upgrade (due to price difference) but without any explanation. The location was close to public transportation & a nice 24 hr bakery. The was a very nice view from the balcony of NYC. All beds, pillows, & blankets were soft & comfortable. There were a few disappointing key points that should be mentioned. If you have large luggage you must enter thru the rear of the property. You must travel through a very unkept backyard complete with random bricks & unused furniture. One of the screen doors on one of the bedrooms doors did not lock & would swing open/close consistently until we added a random brick against it. The owners were contacted, someone arrived the next morning, but they just replaced the brick we had there, & the door was never fixed. That was definitely a safety concern for us & our luggage while staying there. The bottom floor shower curtain needs replacing as there is mold across the bottom. The room next to that bathroom has horrible lighting & the floor had not been swept. The room could really only be used during the day using sunlight. The absolute final issue is the TINY WINDING STAIRCASE that separates the levels. It has exposed building pipes, & my husband bumped his knee & it was swollen the entire trip. There is daybed & bathroom on the upper level, but you'll have to use that staircase to grab your belongings.

Große Wohnung in New Jersey

Es ist eine schöne große Wohnung in der man gut zu sechst übernachten kann. Die Küche ist umfangreich ausgestattet. Ein Supermarkt ist um die Ecke und man kann auch zu Trader Joe gehen. Kleine Restaurants gibt es ebenfalls in der Nähe; uns hat Noodlefan gefallen. Der 24/7-Bäcker an der 7. Strasse ist toll und die Empanadas schmecken nachts beim Heimkommen am besten. Insgesamt ist es recht ruhig, besonders im Vergleich zu Downtown Manhattan. Manhatten Port Authority Station erreicht man ausserhalb der Rush Hour in einer halben Stunde mit dem Bus. Zu den Stoßzeiten kann das aber auch länger dauern. Das Abholen vom Flughafen Newark mit Jhayson hat super geklappt. Netter Kontakt mit Peter.
