The second-floor features three inviting bedrooms and two bathrooms. The master bedroom on this level is spacious, offering a private balcony for serene mornings with coffee, a king-size bed, an ensuite bathroom with a shower, a dressing room, and a vanity. The second guest bedroom is perfect for kids, with two twin beds, while the third bedroom contains two double beds and connects to the twin room with an adjoining door—ideal for keeping a close watch on the little ones or ensuring privacy when desired. Each bedroom has direct access to a large hallway, complete with a cozy couch and bookcase for afternoon reading. The bathroom on this floor connects to the double bedroom and also has a separate entrance from the hall, featuring a shower.

Access to the property is contactless by front door keypad. Our Digital Welcome Guide is a complete guide to your arrival, stay and departure for your rental home. The Welcome Guide is sent when the required forms and information is received.
Guests have access to the whole house. Locked closets/areas are as follows: GARAGE - guests do not have access to the garage,
OTHER THINGS TO NOTE - BOOKING REQUIREMENTS
75% of guests need to be 30 or older with an exception for children traveling with their parents. The remaining 25%, will need to be 25 and over.
This home is for families and respectful guests, it is not a party property. All bookings are required to sign a short-term lease after the booking has been accepted to satisfy community requirements.
WHO WE ARE
This property is managed by a local real estate agent. Property Owners rely on our team to book and manage their home for you and to make sure your rental needs are met. To make sure each property is well maintained, each reservation will require a rental agreement to be signed. The Rental Agreement is posted on this site and is available for review at check out. In addition to the Rental Agreement posted on VRBO, you will receive a Reservation Form that is required to be completed within 48 hours of receipt.
Our communities are also governed by township Rental Ordinances which impose certain rules and regulations for owners.
WHAT YOU CAN EXPECT
Our rental management includes 24-hour emergency response for any issues that arise.
Parking is available for 5 cars. This includes boat trailers.
Day Guests are limited to 6 people. By township regulations we are not to have more than 18 people during the day at any time. Those 6 must only be day guests. No more than 12 overnight guests are allowed. Guests will also need to be listed on the Reservation Form when you book.
LAKE INFO - The Pennsylvania Fish and Boat Commission maintains a small boat launch facility on the southwestern corner of the lake, capacity approximately 10 cars with trailers. Boat access can be reached by taking RT 390 south from the house to Gumbletown Road.
The water is swimmable and deep enough for boats throughout the season.
Lake access is from the private dock. Lake levels do not fluctuate.
Spring – The docks do not go in until late April. If thinking of booking, please check with booking manager to see if dock is in yet.
Summer – The water is beautiful and perfect for skiing, sailing, jet skiing and fishing.
Fall – Docks will start to be removed from the lake until the spring. Boats can still be launched,
Winter – Lake usually freezes, and ice fishing is popular. Any access to the frozen lake is “at your own risk”.
HOUSE RULES
No Smoking inside – smoking outside only. Must not leave any butts and ashes behind
NO FIREWORKS or discharging of any firearm is not permitted. Includes BB, air, pellet, paint guns.
Quiet time 11pm – 8am – this is a family-oriented neighborhood, no late-night parties allowed. Voices carry at night when it’s quiet. If you are out late at the firepit or on the deck, please keep noise to a minimum.
