Renovated, rustic, pet-friendly cabin perched above Lake Amherst with dock and lake access. 10 minutes to Okemo's Jackson Gore lodge. Perfect for kayaking, fishing & swimming in summer and skating & ice fishing in winter. Private dock & canoe included. Great location for skiing Okemo & Killington. Outdoor stone firepit and indoor gas fireplace. Plenty of nearby hiking trails, state parks and scenic vistas. (NOTE: ALL guests must be 25 years+ unless accompanied by parent; Rt 100 is at end of driveway and you must cross road to get to lake / dock.)
Additional House Rules & Rental Policies:
Check in time is 4pm and check out time is by 11am. If guests enter the home before check in or stay later than check out, there will be a $250 fee.
There is a maximum of six (6) guests at all times. If renter misrepresents guests' ages or has more than six (6) guests onsite at the property at any time, there will be a $500 fee.
All guests must be over twenty-five (25) years of age, unless they are children with accompanying parents. Proof of age / government ID will be required. NOTE: if a guest books the property and does NOT meet the clearly stated age requirements, your reservation may be canceled and you will be subject to the cancellation policy / may not receive a refund. DO NOT BOOK THE CABIN IF YOU DO NOT MEET THE AGE REQUIREMENT.
The hosts reserve the right to limit size of groups to maintain comfort and safety at the home. The number of vehicles shall not exceed the number of bedrooms (3).
In preserving the peaceful quiet of the community, guests are required to maintain public decency in volume and behavior from 11pm to 7am.
This is a NON-SMOKING home. If there is evidence of smoking inside the cabin, we will be notified immediately by our cleaning service and the cost of full carpet and upholstery cleaning and deodorizing of the home will be charged.
PETS are permitted at Lakeview only with prior approval. Pet policy is only ONE (1) pet allowed on the premises at a time. THERE IS A $100 NON-REFUNDABLE PET FEE that will be added to your rental total. If pet(s) are brought to the house without approval, there will be a $250 fee per pet. Pet owners are responsible for cleaning up of any/all pet refuse. Please do not allow pets on the home's furniture. Any evidence of pets on furniture may result in extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Given the wooded area surrounding the cabin, fleas and ticks will be present and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The home owners assume no responsibility for illness or injury that may occur to pets or humans while on the premises.
ALCOHOLIC BEVERAGES – No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest (or guests of guests) be arrested for underage drinking at Lakeview or if any individual observes a guest or guest of guests under the age of twenty-one (21) drinking alcoholic beverages, this rental agreement may be terminated and the guests evicted at the cabin owners’ option. Illegal drug use is strictly prohibited.
EXPEDITED EVICTION – A material breach of this Agreement by guests, which, in the sole determination of the owners of Lakeview Cabin results in damage to the cabin or property, personal injury to guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of guest tenancy. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and the security deposit.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Lakeview's steep gravel driveway is well maintained and will be plowed after every storm resulting in more than four (4) inches of snow. However we highly recommend four wheel drive and/or chains during the snow months. We cannot provide a refund due to road conditions. (Please do NOT approach any neighbors that live along our private road if you have problems in the snow.)
INDEMNIFICATION AND HOLD HARMLESS – All guests agree to indemnify and hold harmless the owners of Lakeview for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guests use and occupancy of Lakeview including, but in no way limited to, any claim of liability for personal injury or damage or theft of property which is made, incurred or sustained by guest or any other individual.
WRITTEN EXCEPTION - Any changes to this policy and rental agreement MUST be made in writing and expressly approved and formally amended to the agreement by the owners of the property.
