This renovated 1BR/1BA modern mountain deluxe studio is designed to provide a relaxing and cozy atmosphere. This suite is conveniently located in the heart of historic downtown Blue Ridge, Georgia. It features an open floor plan with a spacious king-size bed, a living room area, and full kitchen. Other amenities include smart TV featuring cable and sports channels, USB/charging ports, and alarm clock. Complimentary WIFI is offered. Modernized bathroom features large walk in shower and tile.

This renovated 1BR/1BA modern mountain deluxe studio is designed to provide a relaxing and cozy atmosphere. It combines the comfort of home with soothing color schemes and a touch of retro decor. Professionally designed & decorated by Nathan Fitts & Team, the building owner & host, known and accredited with some of the best `modern rustic` designs in the North Georgia Mountains. With ample natural light from surrounding windows, this suite is conveniently located in the heart of historic downtown Blue Ridge, Georgia. It features an open floor plan with a spacious king-size bed, a living room area, full kitchen, wet bar/coffee bar and large bathroom. This deluxe studio has it`s own ductless heating and air conditioning system allowing you to set and control your comforts. Other amenities include large 60` LCD smart TV featuring all the cable and sports channels or allowing you to stream, USB/charging ports, alarm clock and the bar doubles as a wet bar and coffee bar featuring a retro mini refrigerator/freezer, microwave, Keurig coffee maker stocked with a variety of coffee flavors both regular and decaf, creamers and sweeteners, a hot plate for cooking, toaster oven, blender, mixer, basic cookware, silverware, glassware and dishes, martini glasses, wine glasses, Moscow mule mugs, a shaker set, wine opener & more...Complimentary WIFI is also offered on a secure network and an iron/ironing board and clothes steamer are provided for your use. Completely modernized bathroom features large walk in subway tile all glass shower with tiled floors. All linens are provided and complimentary guest amenities are provided including soap, shampoo, conditioner, body wash, lotion, Q-tips, and make-up remover kits. A laundry facility for guests to share is also available across the hall should you need to laundry clothes or there is a laundry/dry cleaning pick up and drop off service you can set up. Our suites are pet friendly with a limit of 2 pets per suite and there is a one time pet fee per stay.

Information, Rules & Regulations

-The maximum number of people that can occupy this unit is 3 people

-Please enjoy yourself and have a great time! However, please do remember that voices echo especially in older buildings such as this. We’ve tried to go the extra mile by taking measures to eliminate sound traveling with insulation and acoustical panels, however, it’s still an old building and only so much is possible. Your neighbors will be courteous and respectful of you I promise, so please make sure and show them the same courtesy.

-No smoking is permitted inside the building.

-A first aid kit is located in the cabinet below the sink in the kitchen.

-There is a fire extinguisher located in the cabinet below the sink in the kitchen.

-None of the windows in the suite open. Unfortunately, due to insurance requirements and liability they have been permanently fixed closed so please do not try to open them.

-The fireplace in the living room is electric. You can control it by using the remote control which is labeled hanging in living room by door. Please make sure to return the remote control to this location.

-Keurig coffee maker in kitchen with a variety of blends of coffee, sweeteners and creamers. It is located in the canisters on the bar in the kitchen and is labeled.

-Pets are not allowed unless prior granted permission from owner/host. Pet fee is required as stated in advertisements.

-Firearms and fireworks are strictly prohibited.

-If you are traveling with a small child who needs a pack-n-play/crib or high chair, please let the host know so it can be readily available for you.

-If you are traveling with a pet and have been approved to do so, we certainly welcome them. We are DOG lovers!! However, please know that pets are not to be left in the room unattended. We want to eliminate any potential issues of them barking as people walk by in the hallway, barking/whining if crated while you are gone, etc.

-No persons shall be doing anything on the premises of the subject property that is illegal or against the law.

-Renter/guests will be held responsible for any damage to the subject property. The property owner shall not be responsible for any damage to renters/guests’ personal property or bodily injury that may occur during rental dates. This rental is made upon the express condition that the property owner, its agents, hosts, and employees shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of the renter/guests, its agents, family members, third parties or other permitted guests, from any cause or causes whatsoever while in or upon said premises or any part thereof during the rental dates. The renter/guests hereby expressly release the property owner from and agrees to indemnify property owner against any and all claim for such loss, damage and/or injury.

-Accidental damages must be reported prior to departing.

-Place all trash in trash bags (extra trash bags are under sink). All trash must be bagged and tied. No loose garbage is to be put in any trash receptacle. When indoor trash receptacle is full, you can put trash bags outside the door to your suite and notify Host, Nathan, and it will be picked up. Please make sure there are no liquids or such that may leak out and damage the floors. Additionally, you can take the trash down to the backside of the building and put in the gray dumpster on that level that’s for this building.

-There is a shared laundry facility with a washer and dryer on this floor. As you walk out the door to this unit, go to the Right and it will be the first entry on the Right. It is complimentary but you do have to provide your own laundry supplies including detergent/pods, fabric softeners, and dryer sheets.

-There are security cameras/video surveillance devices located at the property in the following locations for your safety. Entry steps and doorway to suites common area, lower parking lot, common area hallway. For your privacy, there are no other video or recording devices located on the premises and there are no devices located inside any unit.

-Upon check out, please follow the Check Out Instructions below and also a copy is in the guest binder located in the suite.

-Location, location, location!!! You are in the middle of so many wonderful shops & restaurants. I hope you get out and enjoy them. There is a binder with information located in the suite on the coffee table or in the basket in the living room with area information, restaurant information, attractions, shopping, driving maps and directions to area waterfalls, etc.
