Halcyon Blue is a private-side Lake Anna resort disguised as a home. Seven bedrooms over 3 levels, a 10-seat home theater with a 115-inch screen and full karaoke stage, a secret-door arcade, outdoor sauna and cold plunge, hot tub, private dock, sandy beach, kayaks, basketball court and lakeside fire pit. Stocked like a five-star hotel: Illy coffee, Nespresso, luxury bedding, popcorn and more. Spacious, tranquil, beautifully designed. Bring the whole crew.



The Space:

Vaulted ceilings. Floor-to-ceiling lake views. A home theater, an arcade, a sauna and a cold plunge. Halcyon Blue is a 3-level lakefront estate on Lake Anna's private side, built for one thing: the best week your group has ever spent together. The entire lower level is an entertainment wing: games lounge, gym, cinema, and a secret arcade behind a paneled wall. Step outside and the lower patio is your spa.



**HALCYON THEATER: Lights down. Volume up.**

A true cinema, not a TV room. 115-inch screen, state-of-the-art surround sound and 10 reclining theater seats. When the movie ends, the karaoke stage opens: high-end system, professional microphones, a dedicated lyrics screen and KaraFun with its massive song library. Popcorn machine and gumball machine included, and we keep both stocked.



**THE SECRET ARCADE: Find the door. Then try to leave.**

Step to the side of the theater, find the panel in the wall that isn't quite like the others, and push. Behind the secret door: a dedicated arcade room with arcade cabinets, PlayStation and a smart TV under glow-in-the-dark stars. Built for the kids. Discovered by everyone.



**HALCYON HEARTH: The heart of the house.**

The main-floor great room where everyone ends up. Vaulted ceilings and floor-to-ceiling glass pull the lake inside. Expansive gourmet kitchen, 12-seat dining table, a deep, beautiful sofa and an oversized lazy ottoman chair that doubles as the reading nook. The swivel chairs face the lounge; turn them around and you have the best seat in the house, looking straight out at the water. Gas fireplace. Step out to the main-level deck and its furnished lounge and dining spaces, the lake as your backdrop.



**SUB ZERO HANGOUT: Rack 'em, pour one, drop the needle.**

The lower-level games lounge: pool table, foosball and a standing shuffleboard, with a proper bar counter and stools, bar fridge, coffee machines and a kitchenette so nobody has to run upstairs. Leather sofas around the fireplace, a vinyl LP player to set the soundtrack, and the lake out every window. Cocktail hour, solved.



**THE GYM: Earn the lake day.**

A private, fully equipped gym right off the Sub Zero Hangout: NordicTrack treadmill with iFit, bike, free weights and yoga mats. Morning workout, then the sauna is steps away.



**THE SPA PATIO: Sweat. Plunge. Soak. Repeat.**

Tucked under the main deck on the lower patio, steps from the water: an outdoor sauna, a Titan cold plunge, an 8-person hot tub and an outdoor shower. Sauna to plunge to hot tub to lake: the full circuit, no spa booking required. Hanging egg chairs and lounge seating for the in-between.



**THE WATERFRONT: Direct lake access. Your own boathouse.**

A lit, landscaped path leads from the lower patio to a private sandy beach with Adirondack chairs and umbrellas, a covered dock and a boathouse lounge with drinks counter, fridge and hammock. Six kayaks (4 adult, 2 child) and stand-up paddleboards are on the rack. A wood-burning fire pit ringed with 8 chairs sits at the water's edge for the nights that end late, and we keep it stocked with firewood for your stay.



**THE GROUNDS: Resort by day. Glow by night.**

Basketball court, ping-pong, cornhole, Spikeball, a full lineup of yard games and a cupboard of board games for the slow afternoons. Gas grill and outdoor dining. Furnished open-air decks on every level, a gas fire pit on the main deck, and multiple screened-in porches with lake views.



**STOCKED LIKE A FIVE-STAR HOTEL: Arrive with a suitcase. That's it.**

Coffee 4 ways: Illy beans for the Philips bean-to-cup espresso machine, Nespresso capsules for the Nespresso, Keurig pods for the Keurig, and Illy ground coffee for the filter machine. Teas. Full spice rack, oils, gourmet cookware and bakeware. Luxury bedding, plush bath and beach towels, hair dryers, toiletries and paper goods in every bath. Laundry room with detergent and softener. Signature scents throughout. Pack 'n Play, high chair and baby monitor. Popcorn and gumballs for the theater. If you'd pack it, we've already stocked it.

Upper Level

Lower Level

- Bunk Room - Two twin-over-twin bunk beds (4 beds, for the kids), climbing wall and monkey bars



Every bedroom: luxury bedding, smart TV, workspace, walk-in closet and charging station. Sleeps up to 20 (16 adults maximum).

The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool (seasonal), tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue freshwater surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for large groups with up to 6 vehicles.



Other Things to Note:

Halcyon Blue is intentionally stocked and designed so you don't have to think. If there's anything you're curious about, just ask. We typically respond within the hour.



**Additional Information:**

- Absolutely no smoking, vaping, recreational drugs or narcotics anywhere on the property.

- No parties.

- Check-in 4:00 PM, check-out 10:00 AM.

- The community pool is typically open Memorial Day through Labor Day.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet hours are from 10:00 PM to 8:00 AM.

- 16 Adults Maximum

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 28 years old to book, and those under 28 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $40 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
