The Space:

Soft morning light spills across the open living spaces as you stretch out after a night at the parks, and the gentle hum of the pool invites you to linger by the water. Evenings drift from indoor laughter in the cinema room to quiet moments on the patio, where the night sky settles over the quiet, gated community. The villa feels both expansive and intimate, giving each guest room to unwind while keeping the whole group connected.



Sleeping arrangements

Six spacious bedrooms are arranged over two levels. Downstairs, the primary King bedroom sleeps two. Upstairs, Bedroom 2 offers a King bed with an ensuite bathroom, as does Bedroom 3. Bedroom 4 features two twin beds and an ensuite bathroom. Bedrooms 5 and 6 each provide a King bed with their own ensuite bathrooms. With 5.5 baths throughout, everyone has space to refresh after a day at Magic Kingdom, Universal, or SeaWorld.



Outdoor living

A private pool and hot tub anchor the outdoor area, creating an easy transition from exploring to relaxing. Pool loungers and a patio give you plenty of space to soak up the sun or unwind under the stars. An outdoor dining table, comfortable furniture, and a BBQ grill let you enjoy meals al fresco without leaving the property.



Indoor spaces

Two large living areas offer flexibility for gathering, watching TV, or simply spreading out. A dedicated cinema room adds a special touch for movie nights or game sessions. Air conditioning, heating, ceiling fans, and safety features such as smoke and carbon monoxide alarms keep the home comfortable and secure.



Kitchen & dining

The full kitchen is equipped with stainless‑steel appliances, including a refrigerator, microwave, stove, oven, dishwasher, and freezer. Ample counter space and a dining table make meal preparation and family meals easy. Indoor and outdoor dining areas let you choose where to share breakfast, dinner, or a late‑night snack.



Conveniences

A free washer and dryer, dedicated workspace, high‑speed wifi, smart lock, and free on‑site parking (plus additional street parking) support both short visits and longer stays. Towels, bed linens, bathroom essentials, hot water, and a hair dryer are provided for your convenience.



Neighborhood

Located in the Reunion gated community of Kissimmee, the villa sits on peaceful streets with a 25 MPH speed limit and shared golf carts. The area is known for its golf courses, walkable surroundings, and nearby dining options. A short drive brings you to attractions such as alligator farms, water parks, and airboat rides, while the community itself offers a calm retreat after a busy day.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive at the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
