Whispering Pines in Lee's Summit Missouri offers a nature-framed retreat with city convenience. Wake to quiet trees, unwind in stylish, comfortable spaces, and get everything you need for work and rest—strong Wi-Fi, full kitchen, laundry, and seamless self-check-in. Great for couples, families, and business travelers. Central to local parks, lakes, employers, and dining. Clean, dependable, and thoughtfully hosted for a stress-free stay.

Let this private getaway be your calm base near Kansas City. High-speed internet, smart TVs, spacious kitchen, and private pool make longer stays simple, while king size beds in each bedroom and professional cleaning deliver a hotel feel.
Where you can roam
Our ranch is 20 acres, and your reservation includes exclusive use of the home, driveway/parking, patios, pool area, and the ~three acres** around the house** (shown in the welcome guide/on-site markers).
The remaining acreage is part of our working ranch and not included in the rental. If you’d like to explore beyond the guest area, reach out—we’re happy to accommodate when it’s possible.

Welcome!
We’re thrilled to host you at Whispering Pines. These simple guidelines help everyone enjoy a safe, relaxing stay.
Where you can roam
Our ranch is 20 acres, and your reservation includes exclusive use of the home, driveway/parking, patios, pool area, and the ~three acres** around the house** (shown in the welcome guide/on-site markers).
The remaining acreage is part of our working ranch and not included in the rental. If you’d like to explore beyond the guest area, reach out—we’re happy to accommodate when it’s possible.
Guests & quiet hours
Please keep the group to the guests on your reservation. Visitors are welcome during the day; overnight guests must be added to the booking.
Quiet hours: 10:00 PM–8:00 AM. Kindly lower voices and music outdoors after 10 PM.
Parking & getting around
Park in the garage or cement driveway only.
For safety and land care, no off-roading/ATVs/UTVs/golf carts on the ranch.
Pool time (swim smart, have fun!)
No lifeguard on duty—swim at your own risk.
Kids must be actively supervised by an adult at all times; non-swimmers stay within arm’s reach.
Plastic only by the pool (no glass).
No diving or running; keep play gentle.
No pets in the pool or fenced pool area.
Shower before swimming; avoid body oils/glitter.
Please don’t adjust pool equipment—text us and we’ll help.
If you hear thunder or see lightning, leave the pool and wait 30 minutes after the last thunder.
Pool hours: 24/7. Close the gate when finished.
We may pause pool use briefly for weather or maintenance to keep it sparkling.
Pet policy & resident ranch dogs
Absolutely no guest pets, no exceptions.
Misrepresenting a pet as a service animal violates law and platform policy; suspected abuse will result in trespass and immediate removal from the property and reporting to the platform/authorities, consistent with applicable law.
Our ranch dogs—Maverick (German Shorthaired Pointer) and Walker (Vizsla)—live on the 20-acre property and wear GPS collars to stay within the ranch. They’re friendly and may pass by the yard of the 1905 SW Sampson house.
If you’re uncomfortable around dogs, this listing may not be the best fit. Please don’t feed, invite inside, or let them into the pool area; keep gates closed and food/trash secured.
If their presence ever feels intrusive, message us and we’ll make reasonable accommodations when possible.
Smoke & vape
No smoking or vaping on property
Grill
Enjoy them in the designated spots only. Skip use during high winds or burn bans. Never leave flames unattended; fully extinguish before heading in.
Country life notes
You may see wildlife and insects—it’s part of the charm. Please don’t feed or approach animals.
Keep doors closed and place trash in the lidded bins to avoid critter visits. Watch for uneven ground and wear shoes outdoors.
Caring for the home
Septic system: toilet paper only—no wipes or hygiene products. The fee for a site visit from the septic service company could reach as much as $1,500 and not be available for up to 48-72 hours on a holiday weekend. Please take maintenance of the septic system very seriously to avoid a catastrophe.
Use make-up towels provided.
Set HVAC to reasonable temps (we recommend 72–76°F summer / 68–72°F winter). We are and eco friendly property and are fortunate to have a geothermal heating/cooling system.
Our home uses geothermal climate control, which changes temperature more steadily than traditional systems. Comfort is best when exterior doors/windows stay closed and thermostat changes are modest—give it a little time to catch up. If you’re not quite comfortable, please reach out; we’re happy to adjust settings. In severe cold snaps, we can supply targeted electric room heat on request to reduce strain on the system and warm specific areas quickly.
Spotted a spill or maintenance issue? Message us right away—we’re happy to help.
Security & privacy
Exterior cameras monitor the driveway/front entry, pool gate, rear garage entry for safety. There are no cameras inside. Please don’t tamper with equipment.
Check-out (easy peasy)
Bag trash → outdoor bins; start the dishwasher if you can.
Return items to their places, turn off lights, lock doors.
A quick note that you’re prompt on time departure helps housekeeping begin their process to ensure exceptional cleanliness standards for the next guests on time arrival. Thank you!
