Enjoy a relaxing mountain getaway at Cocoa Cabin! This beautiful, spacious cabin is located inside the community of Massanutten Resort and offers the perfect family retreat. The main level is an open space housing the living room with a stone wood-burning fireplace, and a comfy, sectional sofa, a spacious dining room, and an eat-in kitchen. The lower-level recreation room features a 75" TV and air hockey table. Outside you’ll find a lovely outdoor space including a patio with a hot tub, a gas fire pit, a gas grill for a cookout, and a sizable, screened porch with seating for lounging or eating. Amenities include hot tub, fire pit, game room, Xfinity cable, Netflix, gas grill, and 800 mbps wifi.

All linens for bedding, towels and washcloths are provided. Paper goods such as toilet paper and paper towels are provided. The kitchen has dishes, cups, utensils, cookware, microwave, and coffee maker. Simply bring your clothes, toiletries and food. Washer and dryer are available.
The garage is not available for guests' use. Prepare yourself for a steep driveway. Guests are welcome to park in the driveway and there are wood blocks available to use. There is also room for 2-3 cars at the bottom of the driveway. All wheels must be off the street. Extra cars may be parked in resort lots.
SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort. However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You’ll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). MPOA Pool availability is subject to, and at the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through TripForth's Ticket Link. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.**

This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances.This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents.

Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors.
No excessive noise at any time, as judged by MPOA or its assigned agents.
This home has designated parking (a driveway). All tires must be off the roadway if parked on the road.
Do not block fire hydrants.
Do not park in front of another property.
There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten.
Buses, campers, and RV’s may not be parked at houses or along neighborhood roads.
Parking rules violators may be subject to having their vehicles towed.
No open fires permitted in Massanutten.
This is a high wildfire risk area!
Fires are strictly prohibited at this property except in the designated fire pit provided.
A spark screen must be used at all times and the fire may NEVER be left unattended.
Fire pit may not be used during quiet hours of 10pm to 8 am.
Firepits and grills may be restricted during local emergency conditions.
No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area.
No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed.
All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out.
A minimum fee of $75 will be assessed if trash is not removed.
Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property.
Trash should be removed regularly.
***Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs. Pre-approved dogs are required to be on a leash when outside.
You must clean up after your pets.
*This home is located in the woods. You will likely see insects (including some that fly) and arachnids.
Please be aware they may come inside when doors are opened, especially when lights are on inside.
*Please note that package delivery is not available at Massanutten homes.
