It sits just minutes from the north entrance to Joshua Tree National Park, so the trails, the boulders, and that famous stargazing are practically in the backyard.

The heart of the home is a bright, open living area where everyone naturally lands. A comfortable sectional faces the smart TV for movie nights, the dining table seats six for home-cooked meals, and the fully equipped kitchen has what you need to pull off anything from a quick breakfast to a group dinner. A dedicated laundry room keeps longer desert stays easy.

Four bedrooms give the group room to spread out. The primary is a true suite with a king bed and its own ensuite bath, and three more bedrooms each hold a queen. Two trifold floor mattresses add flexibility when the group grows, so the home comfortably sleeps up to ten.

Outside is where The Quiet Burn earns its name. The private yard is built for lingering — a pool to cool off in, a hot tub to sink into as the temperature drops, hammocks strung for lazy afternoons, and a firepit that becomes the center of gravity once the Milky Way comes out. Fire up the BBQ for dinner under the stars, then take the night indoors to the game room, where arcade machines, a ping pong table, and a basketball hoop keep the friendly competition going.

- We love our peaceful desert neighborhood and ask our guests to help us preserve it! The City of Twentynine Palms enforces strict short-term rental rules: no outdoor music or Bluetooth speakers are permitted at any time (24/7), and outdoor quiet hours begin strictly at 9:00 PM around the pool and fire pit. The city issues automatic, non-refundable $500 fines to guests who violate these rules. This property is equipped with smart noise-level sensors to ensure compliance. If you are looking for a quiet, relaxing desert getaway under the stars, this is the perfect spot.
- This home allows up to 2 pets for a fee per pet, per stay; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- Living with Nature: Please be aware that wildlife such as insects, scorpions, and snakes may be present. Our team inspects the home before your arrival, but we recommend keeping doors and windows closed to ensure a safe and comfortable stay.
- Please note: Due to the remote location of our home, occasional unannounced power outages may occur.
- Please note: the in-ground pool and spa are not heated, and the in-ground spa is not operational. However, there is an above-ground heated spa available for your use.
- The primary bathroom shower is compact and may feel snug for taller or larger guests. Please review the photos to ensure it will meet your needs.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens with associated bedding are provided
- The RV in the backyard is for aesthetic purposes only. Guests will have no access inside.
- The firepit and BBQ both use propane, which is provided for your convenience.
- A pack'n'play and high chair are provided.
- Please note: The garage has been converted into a Game Room, so parking is not available there.

Parking Details:
- Parking is available on-site with space for up to 4 vehicles.
- *OHV & ATV Guidelines:* Planning to bring an ATV, dirt bike, or side-by-side? Please note that California does not allow OHVs to be ridden on public streets, sidewalks, or unpaved public rights-of-way. Use on private property also requires written owner permission. Please help us keep the neighborhood peaceful by riding only where permitted and being mindful of noise. Ask about local recommendations for where to ride.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
