Inside, a bright open-concept living area sets the tone for connection. Gather around the dining table for home-cooked meals or settle into the cozy sectional for movie marathons on the smart TV. The fully equipped kitchen, complete with modern appliances, makes group cooking easy and fun. A dedicated laundry room ensures longer stays are effortless, so you can pack light and refresh as needed.

Four bedrooms provide comfort and flexibility for groups. The primary suite features a king bed and ensuite bathroom, while three additional bedrooms each offer queen-size beds perfect for families or friends. Two fold-out trifold mattresses add extra sleeping space, allowing The Quiet Burn to comfortably accommodate up to 10 guests.

Step outside to your private desert oasis. Float in the sparkling pool, fire up the hot tub at sunset, or kick back in the hammocks with a book. The backyard firepit sets the stage for nights of storytelling under the Milky Way, while the BBQ grill invites you to gather for alfresco meals. - Joshua Tree National Park - The main attraction! For easier, child-friendly hikes, check out Cholla Cactus Garden and Arch Rock Trail. If you want to step it up a bit, we recommend 49 Palms Oasis or Lost Horse Loop. And for a real challenge, head over to Rattlesnake Canyon or Boy Scout Trail.

Home Truths:
- This home allows up to 2 pets for a fee per pet, per stay; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- Living with Nature: Please be aware that wildlife such as insects, scorpions, and snakes may be present. Our team inspects the home before your arrival, but we recommend keeping doors and windows closed to ensure a safe and comfortable stay.
- Please note: Due to the remote location of our home, occasional unannounced power outages may occur.
- Please note: the in-ground pool and spa are not heated, and the in-ground spa is not operational. However, there is an above-ground heated spa available for your use." to make it more clear they do have a heated option
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens with associated bedding are provided
- The RV in the backyard is for aesthetic purposes only. Guests will have no access inside.
- The firepit and BBQ both use propane, which is provided for your convenience.
- A pack'n'play and high chair are provided.
- Please note: The garage has been converted into a Game Room, so parking is not available there.
- To help everyone enjoy a peaceful stay and to remain in good standing with our neighbors, we observe quiet hours from 9:00 PM to 8:00 AM. Please note that local county quiet hours begin at 10:00 PM, but we ask guests to start winding down a bit earlier.

Parking Details:
- Parking is available on-site with space for up to 4 vehicles.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
