Important Things for Guests to Know



(Please review before booking)

• This is a private suite inside The Royce on Spring — not the entire house. First-floor areas are shared with other suite guests.

• Parking is very limited. Only one shared parking spot is available for the house on a first-come, first-serve basis. Street parking and nearby paid lots are widely available.

• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the stove and full kitchen setup are off-limits when the property functions as a shared hotel.

• Laundry is available in the common area for suite guests.

• Mandatory pet screening is required for all guests — even if you’re not bringing a pet.

• Approved pets: $50/night per pet + $150 cleaning fee per pet, 1 pet per suite, 25lb max, and pets may not be left unattended.

• Quiet hours and shared-space etiquette ensure a peaceful environment for all guests.

• No smoking or vaping inside the property (fees apply).

• Only registered guests allowed unless approved in advance.

• One smart lock code will be used for all suite and common-area doors.

• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main stove and full kitchen setup are off-limits when the property functions as a shared hotel.

• A required pet screening is mandatory for all guests — even if you are not bringing a pet.

• Approved pets are subject to a $50/night per pet fee + $150 cleaning fee per pet, limit 1 pet per suite, 25lb max, and pets may not be left unattended.

• Quiet hours and shared-space etiquette are expected so all guests can enjoy a peaceful stay.

• The courtyard and all interior common areas — kitchen (limited access), living room, dining room — are shared spaces for all guests.

• Entry to your suite and the property uses the same smart lock code provided prior to arrival.
