* You will have access to the entire home and surrounding 5 acres! The home sits on 5 wooded acres that's mostly hillside but allows for optimal seclusion. Enjoy the charcoal grill on the back deck, build a fire in the firepit or enjoy the panoramic birds eye views of White River/Beaver Lake below.

* We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!

* We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

* The charcoal grill is provided but guests will need to bring their own charcoal & lighter fluid.

* All of our TVs are smart TVs and setup for you to stream from your own accounts.

* Guests might encounter wildlife and/or insects during their stay

* We're located on 5 very secluded acres overlooking the White River as it forms Beaver Lake. This is the perfect place to experience peace and quiet while only being 12 minutes from Downtown Springdale and 25 min from the University of Arkansas Campus

* Although they're across the hillside, please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am, 7 days a week

* We have comfortable parking for about 6 cars total.

* If you have a boat, we have parking for it but please note that we have a steep driveway as you turn off the main road.

* We do not allow garage access as it is restricted to owners only.

* Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
