Both kitchens are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans and tower fans are provided for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, three twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided. Do not place sandy items in the washer or dryer. Please shake out all sand outdoors before using the appliances.

Parking: Four designated parking spaces, two in the garage and two in the driveway. Mid-size vehicles are recommended for garage parking spaces; compact vehicles are recommended for driveway parking spaces. When using the driveway, please ensure your vehicle does not block the sidewalk at any time. Street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the rear patio, the front balcony, and the rear deck.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
