GUEST COUNT:
Guest count must be the same as on the reservation. Children 2 years and up are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 2 guests with an added $25/night Usage & Amenity fee (plus booking fees & taxes) for every extra guest. This allows us to accommodate smaller sized groups with affordable rates and honor our standard nightly rate for larger groups.

VERIFICATION:
Our bookings are protected by TRUVI, our trust and safety partner. Guests will be asked to verify themselves through TRUVI after the booking is confirmed, which only takes less than a minute.

HOUSE RULES:

1. NO EXTRA GUESTS. Unapproved visitors are not allowed to enter the property. Extra Guest Fee is 25 per guest/night over the 2nd guest. Exceeding reservation count results in immediate cancellation without refund.
2. CHECK-IN/OUT. Check-in after 4PM. Check-out by 10AM. Unauthorized late checkout incurs fees up to one full night charge. Early/late requests are subject to fees and availability.
3. NO PETS. Pets are strictly prohibited and this is monitored at check-in.
4. NO SMOKING. No smoking or candles inside. Smoking is allowed outdoors at least 25ft from doors. Violation fee is 250.
5. QUIET HOURS. 10pm to 7am. Please respect neighbors. No outdoor music or noise. Violations during quiet hours may result in cancellation without refund.
6. PHOTOSHOOTS. No professional photo/video shoots without prior approval and fees
7. NO PARTIES. No events or gatherings without written approval.
8. VENDORS. Guests must allow access for maintenance or repairs; we will notify you beforehand.
9. EXCESS MESS. No glitter or confetti. Please clean up decorations. Excessive mess incurs a 500 cleaning fee.
10. WIFI. No illegal use. Connection reliability is not guaranteed due to external factors.
11. RESCHEDULE. Requests are handled as cancellations. Requests less than 14 days out must cancel and rebook.
12. CAMERAS. Surveillance recording is active at the doorbell, driveway, and front gate. No cameras are inside or in private outdoor spaces.
13. PARKING. Maximum of 4 cars allowed in the driveway.
14. DAMAGES. Report accidents immediately. Unreported damage incurs replacement cost plus a 100 fee.
15. INSURANCE. Traveler’s insurance is recommended for unforeseen travel issues.
16. CHECK-OUT DUTIES. Please remove trash, wash used dishes, and leave the property tidy.

Failure to follow these rules constitutes a breach of contract resulting in immediate cancellation without refund and potential security deposit withholding.
