THIS IS A SELF-CATERING PROPERTY:



Although we provide basic welcome amenities, we do recommend stopping by the nearest supermarket to purchase additional personal toiletries and desired meals.



The home is non-smoking, and absolutely no pets are allowed. Violation of this term will incur a charge against the guest responsible for the reservation.



This home is under a pest control protocol applied by a professional company. But as this is a garden-style property, it means that its front and back doors have exit points to the outside, we ask all guests to please not leave any of the doors open, as in Florida's climate, there are insects all year, so leaving doors and windows open will allow unwanted entry.



STARTER SUPPLIES provided with the home include:

HOUSEKEEPING:



There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols are applied.



We use a professional company for washing all linen. Clean sheets and towels will be available in the unit.



Mid-stay cleaning services during your stay can be requested for an additional fee.



FOOD:



As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets; hence, all food items will be removed after the guest checks out.



TRASH DISPOSAL:



Please ensure all trash is securely bagged and placed inside the brown bin located at the front of the house. Loose or unbagged items will not be collected, and a $50 fee will apply for improper disposal.





POOL HEATER: Please note that pool heating is NOT included in the rental rate.



Ordering the Pool Heating Service:



Pool heating is available for $40 a day + taxes (minimum 4 days). If the house has a spa in the pool and you would like the Spa to be heated, you will need to add the pool heat to your reservation. Pool heat is not recommended for short stays since it usually requires up to 24 hours to heat the swimming pool. Also, pool heating should be ordered 48 hours before the guest's arrival. If it is ordered after that, a $60 connection/disconnection fee will be charged.

When pool heat is requested, we turn on the heater on the day of check-in. It can take several hours before the pool reaches the desired temperature.



In the coldest winter months, heating the pool can be difficult as the water temperature drops overnight. Florida has a temperate climate, but cold fronts can bring overnight temperatures in the 30s and 40s that can last for several days. Unfortunately, under these circumstances, there is no way the pool heater will be able to keep the water at a temperature of mid to high 80s. Please note that cold weather does NOT constitute a mechanical failure, and no refunds will be given for problems that are due to cold weather.



BBQ GRILL:



The use of the BBQ Grill is NOT included in the rental rate.



The house has a grill available for rent. It will be provided for $130 USD, and this fee will cover 1 gas refill. If interested, you need to notify us before arrival. If it is ordered after check-in, a $30 connection fee will be charged.



INTERNET / CABLE:



We are not responsible for third-party services such as TV/Internet; if there is an outage in the area, it is not refundable since they are complimentary services for our guests.



PARTIES: All homes that have a noise nuisance that ends up with the police being called to the house will result in a $500 FINE.



TO AVOID ANY ADDITIONAL CHARGE, WE ASK THAT OUR HOME IS LEFT IN THE SAME CONDITION AS WHEN YOU ARRIVED.



ADDITIONAL CHARGES:



If there is any damage caused by the guest, and the Management Company has to send someone out to fix, repair, or do extra cleaning, additional charges will apply:



- Clogged toilet: $180.00

- Smoking inside the unit: $500.00

- Moved furniture and not returned to original placement: $100.00 per piece of furniture moved

- Excessive required cleaning or also considered a double clean: $250.00

- Frozen AC (this could happen if thermostat temperature is set below 72F or if doors are left open): $250.00

- Check-out after 10 am or late check-out is considered an extra charge.
