We put this first on purpose — knowing these now means no surprises later.
This is a historic building in a real urban neighborhood.
• The Third Ward is authentic, central Houston — actively redeveloping, with daytime street life and the occasional maintenance crew nearby. It's not suburban, not luxury, and not quiet-suburb calm. If you want a polished, quiet environment, this isn't your spot. If you want a clean, well-maintained loft with a host team that actually responds, you're in the right place.
Some noise comes with the character.
• It's a historic building, so some sound transfer between units is normal, and this is a street-facing unit, so occasional outside noise is part of urban living. Quiet hours 9 PM–8 AM are enforced with noise monitoring. Earplugs and a white-noise machine are available on request — just ask.

• This is a historic building, so sound insulation isn't perfect, and you may occasionally hear the unit above. If it ever becomes disruptive, let us know — we actively enforce quiet hours and will step in with the other guests right away.
Before check-in, every guest:
• Signs a guest agreement and provides government ID
• Guests with no reviews or a rating under 4 stars also complete ID verification plus a refundable deposit or damage waiver
Parking is tight:
One assigned space is included — it's a snug fit, not ideal for large trucks or full-size SUVs. Street parking and a paid TSU garage (about a block away) are nearby backups.
About the pool & gym:
• This unit does not have a pool or gym on-site. What we list is Emancipation Park — a free community facility with a full gym, seasonal pool, and courts, a 2–3 minute drive away, free with valid ID.
Good to know:
• Shared 50-gallon water heater — works well under normal use; back-to-back long showers may briefly reduce hot water, which reheats in 5–10 minutes
• Multi-unit building — you may encounter other guests in the shared driveway, parking area, and dumpster space
• Houston insects (seasonal, mostly outdoors) are normal here. Message us about anything indoors and we'll handle it free
• Starter supplies cover your first 24–48 hours; replenishment after that is up to you
• Security: smart-lock self check-in; exterior cameras at entry and parking. Indoor noise monitor reads decibel level only — no audio or video
