Both bedrooms are thoughtfully furnished: the primary has an adjustable king bed and a twin pull-out West Elm custom couch, while the guest room has an adjustable queen bed and large armchair. Each has a smart TV and generous storage and walk-in closets, making it simple to settle in. Two bathrooms provide flexibility, and the bathroom closest to the guest bedroom has an additional hallway door to make this more of a suite for privacy. A private fire escape balcony adds a nice spot for fresh air in the master bedroom.

The bonus office room is conducive if you work from home or need a dedicated project space with a secondary space in the living room for a roommate also needing a work space and the dining room can also double as a work space with priceless views of Lake Merritt and Downtown Oakland.

Original dark hardwood floors run throughout the condo, with area rugs to ensure sound privacy for neighbors, and the furnace keeps the house very warm during colder months.

Shared paid laundry is available in the building, and the Wifi and Philips battery operated remote entry and Simplisafe alarm system adds an extra layer of ease and security.

The shared garage has room for one-car with a second space for another unit. There is also street parking, however, be mindful of street sweeping signs as the City of Oakland will ticket and tow those who violate restrictions. Lake Merritt and this building in particular is one of the most sought-after areas in Oakland, thanks to its unique character, convenience, peace and lush green spaces.

Note this condo and unit has various CC&R rules which will be included for review and signature of agreement with the lease. Some key rules are:

1. This is a no smoking no drugs facility and unit.
2. No more than 6 people in the unit at one time. no parties.
3. Losing the building key results in an HOA cost of $5K which will be passed on to the tenant.
4. No pets.
5. No additional furniture to be moved in.
6. Nothing can be hung on the walls.
7. No loud noise from 9pm-8am daily.
8. Any broken or ruined items in the unit will be deducted from the deposit, and if more than the deposit will be filed with the tenants renters insurance.

Any violation of the CC&R and unit rules indicated in the lease will be reported and result in immediate termination of tenancy due to breach of contract.
