What an experience! This attractive, detached chalet is located on a very sunny southern slope with beautiful unobstructed views over the Pinzgautal valley and the surrounding mountain world! No less than 1170 metres above sea level. You share the large plot with an identical neighbour chalet, at the very end of the mountain road. you can use a grill area and the outdoor sauna. However, privacy around the chalet is guaranteed
Around both chalets are several terraces and a playground for children.
Because the chalet is largely made of wood, water on the floor can lead to damage to the structure and increased risk of moisture problems, mold or wood rot. Therefore, it is not allowed to leave water on the floor. We kindly ask you to always keep the floor dry after using water. In addition, it is not allowed to attach additional installations to the water supply, such as a hose with a shower head or similar modifications. These can cause leaks or damage to the water installation.
Because the chalet is so quietly located, the game and deer that live in the forest come right up to the house. In winter, there can just be 2 1/2 metres of snow. Pure nature!
With a total area of 100 m2 on two floors, you can relax and enjoy a well-deserved holiday. The spacious, cosy and atmospheric living room and fully equipped kitchen is located on the ground floor with direct access to the garden. Optimum enjoyment, therefore, on the sunny terrace, or relax in the infrared sauna after an active day.
The location is very central in both summer and winter. In a few minutes by car, you can be in the popular ski area of Zell am See, Kaprun or the snow-sure glacier of the Kitzsteinhorn (3029m). In summer too, the area offers many opportunities for golfing, hiking, swimming or cycling. In short, the ideal exclusive location, all in atmosphere, to enjoy a well-deserved holiday!"

The chalet is easily accessible via a mountain road, the last 200 metres of which are unpaved and steep. Although the road is always cleared of snow in winter, it is compulsory to put on snow chains at the bottom (near the little church). If uncertain, it is wise to ask the owner about this.

Organising parties or drinking parties in this house is prohibited
Charging an e-car at the accommodation is possible and the costs are according to consumption (if possible) or at a flat rate and will be charged to you separately as an additional cost. For questions about charging specifications, contact the homeowner/contactperson on the spot before arrival. Illegal charging of a car is not allowed
Access the house you have to go through 200 meter of unpaved road
For reasons of tranquillity, reservations for groups of persons under 25 years of age are not permitted
This holiday home is equipped with (security) cameras for the public outdoor areas.
It is strictly forbidden to organise any student party, bachelor party or drinking party in this house
