Wake up to Mt. Ararat on the horizon. From the 9th floor of Nalbandyan Street — one of Yerevan's most coveted addresses — this executive penthouse delivers 180° panoramic views across the city skyline and Armenia's most iconic mountain. You're three minutes on foot from Republic Square, the beating heart of the capital.
*** The Space ***
Two generous master suites, each with its own private en-suite bathroom, offer genuine privacy — ideal for couples, business partners, or family travelers who don't want to share. A third half-bath serves the living area, bringing the total to 2.5 bathrooms. In Yerevan, finding a centrally located property with 2.5 bathrooms is genuinely rare. Most apartments in the city — even upscale ones — have one, maybe two bathrooms shared among the entire group. For families, couples traveling together, or anyone who values not negotiating bathroom time on vacation, this alone sets the property apart from nearly everything else available in the capital. Three thoughtfully configured sleeping arrangements mean the space works for 2 guests or a full group of 5. Bedroom 1 features a king bed. Bedroom 2 offers a sofa bed and a small double.
*** The Kitchen ***
A fully equipped gourmet kitchen with an 8-burner gas/electric range, pot filler, twin ovens, double fridge, custom wine cooler with wine rack, and an extensive island with undermount sink. This is a kitchen for people who actually cook — or who want to entertain. Not a hotel kitchenette.
*** Stay Connected & Work ***
This isn't a "there's WiFi somewhere" situation. Wired Ethernet runs to every room, backed by fast WiFi throughout. A dedicated desk makes this a legitimate remote work or business base. A 65" Smart TV with fast internet connection is available in the living area. Whether you're here for a week or a month, the infrastructure is there.
*** The Balcony ***
The shared balcony overlooks the Yerevan skyline, furnished with a coffee table and two chairs — perfect for morning coffee or an evening glass of wine. Wall-mounted ashtray for smokers.
*** Parking ***
Uncovered parking available outside on a first come, first served basis. Gated entry.
*** The Details That Matter ***
In-unit washer and dryer. Electronic keypad entry — no key handoff, no waiting, arrive on your schedule. A secure in-room safe. Industrial fresh air ventilation system throughout — clean air intake without opening windows, keeping the unit quiet and dust-free year round. Exterior security cameras cover building entry and common areas. Carbon monoxide and smoke alarms installed throughout.
*** The Neighborhood ***
Step outside and you're already somewhere worth being. Republic Square is a three-minute walk — Armenia's grand civic centerpiece, with its neoclassical architecture, evening singing fountains, and the energy of a city that never really slows down.
Right next door is Paul — one of the best reviewed French restaurants, cafés, and bakeries in Yerevan's gastronomic scene. Whether it's a morning croissant, a long lunch, or a late evening glass of wine, having Paul steps from your door is something you won't take for granted.
Within five minutes on foot: Northern Avenue for upscale boutiques, open-air European cafés, and premier wine bars; Sherep and the restaurants along Amiryan and Pushkin streets for world-class modern Armenian cuisine; Vernissage open-air market on weekends for handmade crafts, silver jewelry, and local art. The Republic Square Metro Station is steps away when you want to move faster than your feet can carry you.
For business travelers and diplomats: major government ministries, central banks, and Kentron's corporate core are all within easy walking distance. This is the address executives and diplomats choose when they need to be central and taken seriously.
For Armenian diaspora visitors: you already know why this address matters.
*** Your Host ***
I was born and raised on Nalbandyan Street, just a couple of blocks from where this penthouse stands. I moved to Seattle 30 years ago and built my career in real estate, but Yerevan never left me. I recently purchased this home as my retirement property — the place I'll return to for good one day. Until then, I want people who love this city as much as I do to enjoy it.
I'm responsive, I know this neighborhood better than anyone, and I want your stay to be exactly what Yerevan deserves to offer its guests.

この宿泊施設のオーナーになった理由
I didn't choose this neighborhood — it chose me. I was born here, grew up on these streets, and watched Yerevan grow into the vibrant capital it is today. Kentron is the beating heart of the city, and Nalbandyan Street is its spine. Republic Square is a three-minute walk — there's nothing quite like watching the evening fountain show with Ararat in the background. Northern Avenue is steps away for coffee, wine, and people-watching. The best restaurants in the city are within a short stroll. Everything that makes Yerevan worth visiting is right outside the door. But beyond the landmarks, this neighborhood has a rhythm to it — the morning bread from the bakery down the street, the chess players in the park, the way the city lights up at night. I wanted my retirement home to be somewhere I've always felt most like myself. This is that place.

In Yerevan, finding a centrally located property with 2.5 bathrooms is genuinely rare. Most apartments in the city — even upscale ones — have one, maybe two bathrooms shared among the entire group. Here, each master suite has its own private en-suite bath, plus a separate half-bath in the living area. Add to that 180° views of Mt. Ararat and the Yerevan skyline from the 9th floor — rare for a property this central — and a gourmet kitchen with dual stoves and twin ovens, wired Ethernet in every room, and self check-in via keypad. But what makes it most unique is harder to list as an amenity: this is my retirement home. I was born and raised two blocks away, chose this building personally, and selected every detail myself. It's not a rental unit assembled for yield — it's a home I'm sharing while I'm still in Seattle, and I treat it accordingly.
