Guests will have exclusive access to the entire home, including all indoor and outdoor living spaces, the pool, spa, rooftop terrace, and three-car garage.

The property is equipped with a smart lock for seamless self check-in. Access instructions and entry codes will be provided prior to arrival.

Please note that certain owner storage areas may remain locked and are not accessible to guests.

Your stay is designed to be entirely self-guided, allowing you to enjoy the home at your own pace. However, our team remains readily available throughout your visit should you need assistance.

Located just off Sunset Boulevard in prime West Hollywood, The Bella Villa III offers the best of both worlds: a peaceful, private retreat moments from the city’s best dining, shopping, and nightlife. Walk to Soho House, Sunset Plaza, cafés, fitness studios, and acclaimed restaurants, or take a quick drive to Beverly Hills, Melrose, and Hollywood. Despite its unbeatable location, the home feels remarkably secluded with elevated views and rare privacy

The property includes garage parking for up to three vehicles. Please refer to the check-in instructions for important parking guidance, as the driveway is steep and improper use may result in vehicle damage.

Street parking in the immediate area is highly restricted. Vehicles parked on the street after posted enforcement hours may be subject to citation. If additional parking is needed, please review the arrival instructions provided prior to check-in.

OPTIONAL ADD-ONS:

1. Should you wish to bring a pet, please request authorization (for number and type of pet(s)) before booking. Our pet fee of $250 (per pet) is due upon booking.
2. Early check-in or late check-out may be available if requested at least 24 hours in advance for a fee of $75 per hour.
3. Hot tub heating must be requested in advance, and is available for a daily fee of $50.

**Spa and pool are available for use from 7am-10pm daily. Our heating fee reflects true energy costs and including it helps keep our nightly rate low for guests that don’t use the amenities or use them for only part of their stay.**

3. Quiet Hours: Noise audible outside the property is prohibited between 10pm to 7am (as per the Los Angeles Noise Ordinance). The property is monitored for excess noise during this time. [After a first warning is given, a second noise alert will result in a fee of $300. A third noise alert will result in a $1000 fee and termination of your stay]

4. No Smoking: No smoking is permitted inside the property or in the pool/spa area. [$1000 fee for smoking in these areas]

5. Pets: Number and type of pets (including emotional support animals) must be authorized by Verve and your pet fee paid before your reservation begins (as above). [$400 fee (per pet) for unauthorized pets]

6. Parties, events and commercial photography: Prohibited unless authorized by the host before your reservation begins. [$1000 fee for unauthorized parties or events and termination of your stay]

7. Candles and cooking elements: Charcoal grills, candles (or any other cooking/heat/flame element) brought onsite are prohibited due to fire risk. [$300 fee for violation]

8. Early Check-In and Late Check-Out: Please vacate the property on time so that our cleaners can prepare for the next guests within a tight time window. Early check-in or late check-out may be available for a fee if authorized at least 24 hours in advance (as above). [$300 fee for unauthorized late check-out for the first hour (past the 15-min grace period), after which the full daily rate will be charged and/or guests will be removed from the property]

9. Pool and Spa Use and Heating: Pool and spa are for use at your own risk between the hours of 7am - 11pm, and children must be monitored.
