Pool and Garden
In absolute seclusion, you have the villa, the garden, and the spacious pool all to yourself. Sun loungers by the pool invite you to linger, while an Istrian stone grill and rustic Istrian wooden furniture are perfect for dinners with family and friends.

80 square meters of pool space invite both adults and children to splash and swim - everyone can enjoy themselves here. While the pool basks in the sun all day long, there are shaded areas on the terraces and balconies of the house at any time, providing the opportunity to retreat. The pool is maintained and monitored weekly for the best water quality.

Oleanders, olive trees, and other Mediterranean plants frame the garden, making it green or blooming at any time of the year. Due to sustainability reasons, we refrain from watering the lawn in the summer, so it is only lush green in the spring and autumn.

Location
The spacious and fully equipped villa, spanning 240 square meters, leaves nothing to be desired and offers a unique view of the Adriatic Sea and the Kvarner Bay. In the distance, the lights of Rijeka glitter at night, while just a few minutes away lie Sveta Marina or Labin, inviting you for a visit.

Enjoy the original and less touristy eastern coast of Istria. The villa is located just a few minutes' drive south of Labin, a historic town with views of the Adriatic and the Učka Mountain. By bike or car, you can reach the nearest beaches in 5 minutes.
Trails traverse the area around the villa, with a path to the sea starting right from the spacious garden. Along the coast, well-developed mountain bike trails lead from bay to bay, inviting tours. Naturally, hikers will also find plenty to enjoy here, as nature alternates with breathtaking views of the sea.

Another highlight is the ideal location for divers. There are several diving stations in Sveta Marina just a few minutes away. Beginners with accompanied diving after a theoretical introduction, those interested in a CMAS DTSA course and even professionals with dives at night or to wrecks will definitely get their money's worth here. Scuba diving at its best!

Culinary Delights in Istria
If you wish to discover the culinary delights of the region, we recommend visiting local restaurants and trying the fresh seafood as well as the unique truffle dishes that Istria has to offer. It's worth mentioning that from the simple konoba with the typical fireplace in the middle of the dining room to upscale cuisine with innovative creations, and even Michelin-starred restaurants, you'll find everything here.

Almost consistently, locally produced foods of outstanding quality find their way into the pot and onto the grill, whether it's wild asparagus, Adriatic tuna in September, or delicious veal and beef.

We also wholeheartedly recommend the excellent olive oil and the local wines, which get better from year to year.
