State-of-the-art, new, and contemporary villa with a 13-meter pool (heated in winter for an additional fee), a sauna, and all amenities, in a beautiful location offering the very best views of Lake Attersee, the Salzkammergut, and the nearby Höllengebirge mountain range and the Dachstein Glacier.

Very close (35 min) to the city of Salzburg and Hallstatt (40 min), as well as the entire Salzkammergut region, including Sankt Wolfgang/Wolfgangsee (30 min), Bad Ischl (30 min), and Mondsee (15 min).

A very quiet and secluded location, far away from everything if you’re looking for peace and quiet.

The villa is just 4 km from the village of Nussdorf am Attersee, where you’ll find the best restaurants in the entire region. There you’ll also find access to the lake and shops such as a bakery, a convenience store, a gas station, and a butcher shop.

In the area, Mondsee is very close—just a 15-minute drive away—Bad Ischl is a 30-minute drive, and Hallstatt is a 45-minute drive.

In the area, you can enjoy all sorts of water sports, hiking, biking (for a small additional fee, I can even rent two e-bikes for you), trail running, yoga on the terrace, rafting, canyoning, and mountain climbing.

Right behind the house, you’ll find a beautiful, green, hilly forest recreation area where you can simply walk, hike, run, or stroll through the woods in search of delicious mushrooms…

The house has all the amenities for a relaxing stay, including various comfortable sofas, outdoor seating areas, and a beautiful sauna. The kitchen is equipped to the highest standard with a Vitamix blender, a KitchenAid mixer, two ovens, a plate warmer, a juicer, various coffee makers, and a Weber gas grill on the terrace.

Key facts:
The house is located at an elevation of about 800 m above sea level, 8 minutes from the highway, and 4 km or 6 minutes by car from the nearest village, Nussdorf am Attersee, and Lake Attersee. It’s very secluded and quiet. You’ll need a car (and definitely winter tires in winter) or another vehicle to get around.

Ground Floor:
* Carport for 2 cars, with direct access from there to the first floor (living/dining/kitchen area, terrace/pool [which can be heated in winter for an additional fee], and one double room with an en suite bathroom, plus an extra guest bathroom with a large sink area.
* If a guest has difficulty walking, this is ideal because this level also includes one double room. Not suitable for wheelchairs, however.
* Entryway (mudroom) for jackets and shoes and for storing bags and other items. The flooring is tile. All other rooms feature very beautiful natural oak wood floors.
* A hallway with a guest restroom and plenty of cabinets for storage. There is also a second built-in refrigerator—which can be used for drinks, for example.
* One beautiful bedroom with amazing views, approximately 13 m², which can also be used as an office, workroom, or reading room. It features one double bed (1.40 m) and an en-suite bathroom with a shower (including a rain shower), toilet, hair dryer, and a beautiful sink. Both rooms (the bedroom and the en-suite bathroom) have direct access to the terrace and offer amazing views. This bathroom is also used for the pool area and is tiled... so it’s no problem to walk in and out while wet.
The wooden floors throughout the house, however, do not like being walked on while wet ;-) The bedroom also has wooden floors.
* Wi-Fi and a printer are available in that double bedroom.
* Large living/sofa/TV/dining/kitchen area—open space—approx. 100 m² with direct access to the terrace and pool; almost the entire glass front of the terrace can be opened... so you’re sitting inside but feel like you’re sitting outside at the same time...

* Sofa area for up to 10 people, fireplace, and TV—approx. 30 m²
*dining area with a huge wooden table that seats 12 people—approx. 40 m²,
* huge and very modern kitchen with refrigerator and freezer, ice cube maker in the freezer, stove, and 2 ovens (Backrohr), dishwasher, dish/plate warmer, KitchenAid mixer, soda maker, electric milk frother for cappuccino, filter coffee maker, French press, espresso machine (uses standard soft pods available at any supermarket, not Nespresso capsules!), electric kettle, microwave, blender, juicer, KitchenAid mixer—fully equipped and state-of-the-art—approx. 30 m².
* Every single location offers the best views and plenty of opportunities to experience nature.
* The living area is equipped with a Sonos music system and Spotify, which you can connect to.
* If you need baby gear, please let us know exactly what you need—we can arrange everything.
* Huge terrace with an outdoor kitchen and a large Weber gas grill. Pool (can be heated in winter for an additional fee) measuring 13 m x 3 m. 1 large sun umbrella, 3 sun loungers, a large Paola Lenti outdoor sofa, a cozy Paola Lenti single outdoor sun lounger, and a large table that seats at least 14 people, including very comfortable chairs. Outdoor sofas with seating and lounging space for at least 10 people.

First floor:
* 24 m² double room with a huge and comfortable 1.8 m double bed, desk/chair, reading lounge chair, and a small sofa that can be converted into a single bed. Absolutely stunning and beautiful views.
* Bathroom next door (not en suite), which can also be accessed from the hallway, featuring a bathtub/shower, toilet, sink, and a large window.
* 40 m² master bedroom with a 2x2 m high-quality Vi spring bed and beautiful views of the lake and mountains. One modern single sofa chair is available for reading and relaxing—this can also be converted into a single bed. This master bedroom includes a sauna for 4–6 people with views, a large 30 m² terrace with a sun lounger, and an adjoining bathroom featuring a bathtub, a single relaxation sofa next to the bathtub, a large shower (including a rain shower), and two sinks. The toilet for this bathroom is in a separate room and includes a bidet. You’ll enjoy wonderful views from every angle. A hair dryer and hair styling tools are available.

Lower/basement level:
* A nice 18 m² double room with a comfortable 1.80 m bed and a sofa that can be converted into a double bed. Skylights. No views, but plenty of fresh air—especially nice during hot summers. Wooden floors. Beautifully furnished. Very quiet. Bathrooms and toilets are located on the first floor or first floor.
* General housekeeping/laundry room with a washing machine and dryer is available for use.
* Please note that there is also a small, separate apartment on the basement level where Patrick, the caretaker, lives. The apartment has a separate entrance and is completely separate from the house, so you’ll hardly ever see him. He takes care of the house and keeps it in good working order. The most beautiful house in the quietest location, with the most beautiful views and the most beautiful hiking trails right behind the house. A luxurious stay in nature in the mountains, just 5 minutes from the lake with crystal-clear waters. You’ll simply love it!
