I stayed here with a group of adult friends for a long weekend. Communication with the owner, Tom, was quick and clear. When we first turned into the street, we were concerned to see a bit of a junk yard, but just a bit down the road the property does NOT disappoint!
Each of the 6 cottages are clean, and well stocked with bedding, comfy furniture, dozens of towels, basic toiletries, kitchen appliances, cookware, dishware, silverware, cups, coffee filters, salt/pepper, fans, and air conditioning (no dishwashers).
The property is definitely rustic, but well maintained. There are dozens of seating areas - mind you, you may need to clean some of the chairs as most of them are not covered, but an easy fix at the beginning of your stay. There are multiple dining areas, lounge spaces, and fire pits all across the property which was awesome, though notably, our group spent the majority of our time around the pool. The hosts are kind enough to provide ample fire wood located in multiple areas of the outdoor space, though it would have been great to have bug spray, citronella candles, tiki torches, or some other way to keep the mosquitoes at bay. We had to purchase bug spray which we then had to leave behind because we were all flying out of state and could not take liquids more than 3.4 oz on the airplane.
It’s also a shame the dam is dried up, as the beautiful photos of the water from the listing were a big part of the draw. The docks were completely empty and the water was inaccessible from the main grounds, but the owner has instructions for how you can access the river a few blocks away from the property. We read online that it is dry due to a dam that broke in 2019, but the city of new braunfels had plans to repair the water dam some time in 2023.
Regardless, the property was awesome, and we loved everything about it. We only had a group of 15 people, so it got kind of expensive for our group - we probably could have done better with only renting 3 of the cottages instead of all 6, but the place accommodates up to 50, so it becomes really affordable - only $45/night per person if you max out the capacity!
Definitely a cool property, close to i35 and just a few blocks from liquor stores, gas stations, and even downtown new braunfels. Also worth noting, despite being a fairly rural setting, we were easily able to have deliveries from DoorDash, InstaCart, and UberEats all weekend so nobody had to even think about drinking and driving.
