The Villa Fontine, aka Villa Niccolai, is a tremendous property, with excellent comforts, exquisite grounds, and a pastoral location. It is a very authentic Tuscan villa, looking small from the outside but is open and spacious inside. Multiple outdoor dining locations are available: poolside, under a new poolside curtained gazebo, in the garden, or under the porch awning. The owners, Angela (mother) and Sylvia (daughter), were gracious, warm, and welcoming. We did a special dinner with a chef the first night and it was divine. It is a great space for kids ages 4 and up (for younger tots, there are lots of stone stairs and the pool is not fenced), with plenty of room to run around outside. Only a few slight negatives: wifi isn't very strong so must stay close to host's house (no signal on porch or at pool); neighboring roosters start calling at 4:30 am, an authentic but not ordered wake-up call; the owner's house is very close to the villa, but owners not i!
ntrusive at all; gardening commences at 7 am or earlier each morning. Overall, it was a magnificent place to stay.

Location comment (5/5): Perfectly pastoral, it could be a little remote for some. Major supermarket is 20 to 25 minutes away by car, small village store is 10 minutes away. Lucca and Montecatini-Terme 30 minutes away, Firenze and Pisa within easy 1 hour drives.
