The hosts were quick to address issues that we brought to their attention and we did enjoy our stay. However there were several things that need attention. The carpet is worn through, the hand rail on the stairs is dirty, one of the beds has a collapsed mattress, the blinds are broken, the sofa is dirty, and the dead bolt on the front door does not engage.

Broken blinds on bedroom windows. Broken door handle to sliding glass door unable to lock. Broken dishwasher (so we hand washed all week). Threadbare carpet on stairs, filthy hand railing on stairs. NO toilet paper in any of the bathrooms. Barely any towels. Battery missing in remote. Poor communication. Very disappointing for our first VRBO experience.

The villa was perfect for our family. The pool and restaurant were great. Enjoyed our time in Orlando with the kids. The only disappointment was that the patio was not screened in. The description did say that some were screened in and some not. Our fault for assuming so you may want to check that out if it is something you prefer. Everything else was fantastic.

Short stay for sporting event

The size of the property was perfect for our needs. Nothing fancy but that was perfectly fine. A few more bath towels would have been great. But other wise it was a great stay.

Great location, easy place to stay

Enjoyed the rental very much. King mattress in upstairs on-suite bedroom could be replaced as it sags on both sides. Otherwise thanks for being a great host!

Exactly as described and close to so much

My high school son and I stayed here when we went to visit my oldest who lives and works in Orlando. This was my first time in this unit/owner, second time in a Regal Oaks unit. My oldest actually rents extended (living there) one of the Regal Oaks units from another landlord. We found this unit exactly as described, stocked well with the kinds of amenities you'd need (dish tabs, dish soap, laundry soap, mini bar soaps and shampoos in each bathroom etc). Towels, pool towels, and washcloths (not everyone provides those!!) and very roomy! There were only two of us, but I noted this is a great spot should we bring the entire family. Three full bathrooms and one half bath, four bedrooms, master balcony....we loved it. You do need to keep in mind that this is a pet friendly unit, so if you see pet hair on the couch it's expected (we are pet owners, did NOT bring our pet, but being a pet sitter I know that some pet hair is inevitable....). Our arrival flight had us in town before 4, but they were accommodating to set our passcode an hour earlier. YOU DO NOT NEED TO CHECK IN AT THE CLUBHOUSE. We loved arriving right to the door of this unit and entering. They were also accommodating in allowing us a late check out the day we were flying home (our flight was later that day and we wanted to enjoy some pool time). Club house and pool are great! Make sure you read your check in email so you understand and have your codes. They were quick to reply if I asked anything via text.

Pictures can be deceiving

When we arrived on property there’s no explanation of where your villa is. When we tried to contact the host there was no response. I had to reach out to VRBO to finally get a response from the host. The house was filthy dirty. The very next day they sent someone out to shampoo the carpets because they were black the handle rail going up The stairs was black. You could fill the grime on the floor and tile. Needless to say we cleaned the whole place the next day. The location is in an essential area, but it’s surrounded by less than desirable company. The whole property is gated so no worry of theft as much as you would if there was no gate. Old town is nearby and FUN, but very expensive.

great location; but needs some loving attention

nice enough unit ...just needs attention...new mattress's and new sofa loveseat so u do not sink in hollows. Microwave works but flashes error code and clock doesn't work on it. No potholders or kitchen towels but very nice bathroom towels. needs new pillows for the beds and has only 3 tall glasses to drink from. Just needs some loving attenion.
