“4 blocks” is a stretch-we drove back and forth to the downtown area. The house was pleasant and clean. We only stayed one night and I would compare it to a really nice hotel room ( with a sink and microwave). The hot tub didn’t look too inviting-it was situated between a side yard fence and the side of the house. We had a fun time in downtown Fredericksburg-lots to see/places to eat.

Inside guest house was fantastic. As pictured! However hot tub was dirty. . Contacted host. He called immediately and said he would send someone out to clean it and drain the water. However, whoever came did not drain the water, but tried to just clean the grime. Water was cloudy. I said it was unacceptable and contacted the host again and I never heard from him again. Hot tub was drained. Not cleaned and refilled with water that was never hot to use. It was when communication stopped with host that was most disappointing. If you don’t care about the hot tub then this property and location is great. If the hot tub is important to you, proceed with caution.

A very nice room for our two-day stay. There is no freezer in the refrigerator, so we were not able to keep ice handy. The biggest problem was that the Wi-Fi went out on the second evening, so there was no laptop or TV. Just a small inconvenience. It was back on in the morning, but we were leaving then.

This was the perfect stop for me and my daughter on the way to college. The property was exactly as described and very clean! It was a short walk to Main Street for shopping and food. Great spot!!!!

Adorable place and the perfect spot!

We were able to check in early and the place was adorable. The location was on point and close to everything. We will definitely stay there again when we come back to town and recommend it to our friends!

We loved the house and the hot tub! I wish there had been instructions on how to use the hot tub. We figured it out by figuring out the model and googling the manual... and then talked to the owner too... but instructions would have been easier. Also - It is 4 blocks from Main St.... but NOT from the cute downtown part of Main Street. It wasn't far... but much further than we expected. And then one tiny thing was that the nightstand light bulb watts were drastically different. One side was like a night light and the other side was BRIGHT! But - all that being said, we had an incredible stay! Loved it!

Wonderful choice for our stay. The house was clean and SO CUTE! We were only in Fredericksburg for one night, but would definitely stay at this VRBO again. 100% recommend.

Nice clean place close proximity to town

We enjoyed our stay at this property. Had some minor hiccups with the check in process and had to message and call the property owner regarding how to access the unit, but after that smooth sailing. The place was really clean and tastefully decorated. They provided some snacks as well. Quiet neighborhood, but not very "walkable" I'd say, no sidewalks and houses around the property were hit and miss as far as being taken care of. Almost everything we wanted to do was within a 5 minute drive. HEB right around the corner. One big miss was there were no blackout curtains on the window, only blinds. The property faces east so it was BRIGHT in the room from about 7am on. Overall nice place, would stay again.

Great property, just like description

Check in was a bit of a process as we did not get the code for check in ahead of time. Thankfully owner is on the property, went to knock on the door. Everything else was great. Room was spacious and clean. Would definitely stay again.

Great spot for a short stay in Fredericksburg

We stayed one night and overall had a solid experience. The owners were very kind and accommodating—allowing us to check in a few hours early, which we really appreciated. The space was clean, nicely decorated, and matched the listing photos well. It’s clear they take good care of the property.The location is excellent—just minutes from Main Street, restaurants, and shopping. While the surrounding neighborhood felt a little rough around the edges, we never felt unsafe.The guest space is at the end of the owners’ driveway and next to their house. It’s cozy and well-designed, lack of curtains and a few extremely minor maintenance issues were small drawbacks. Still, these didn’t significantly detract from our stay.Would recommend for a night or two if you’re prioritizing location and convenience!

Besides the TV being old and small it would not stay connected to the network therefore watched TV on my phone all night as no way I was sleeping in a sketchy neighborhood. Towel bar broken in bathroom. Couldn't advise when hot tub was last cleaned so no way we were getting in it. Run down neighborhood with trailers and dilapidated or vacant homes. No pool. Restaurants that they say are within walking distance are permanently closed. Not to mention the number if sex offenders within 2 miles was extremely alarming. If I were to have walked at night my safety definitely would be in question.

Beautiful little cottage

From the moment we opened the door and heard soft gentle music coming from the TV, saw the room and all its ambiance we knew we'd made the right choice!Everything was spotlessly clean and the layout was well thought out. We even found water bottles in the fridge. The only drawback was the fact that the mattress was REALLY SOFT! FOR folks who prefer an extra firm mattress this was justwas disconcerting, to say the leastleast. Our fault though. We should have asked before hand. All in all, it was a delightful stay.mattress REALLY SIFT!

Darling!!!

My husband and I enjoyed this darling little place so much. It was absolutely PERFECT!! Annnnd the hot tub was a BONUS and the little side area with the table and chairs (the weather was AMAZING so we sat outside and visited, which was wonderful…no people, no cell phones, no TV). It was immaculate and decorated so CUTE! It had all the amenities we needed; even a couple of beach towels for the hot tub. We would bring a couple extra bed pillows our next stay, because we both sleep with two pillows. I would highly recommend this darling place and we plan to stay here again. We didn’t mind driving to downtown and parking, because I like to shop and wouldn’t wanna carry all the bags back if we walked.
