The Space:
This beautiful loft apartment offers guests an incredibly stylish getaway to the Mexican Caribbean. The condo is located in the Zazil-ha neighborhood of Playa del Carmen, considered the “locals” trendy spot to be. The place is only 3 blocks to the famous 5th Avenue where you’ll find cafes, bars, restaurants, boutique and souvenir shops and kiosks, and plenty of people-watching! And just one more block and you hit the beach at 38th Street! Only blocks from beach clubs like Mamitas, Coralina Day Club, and the Grand Hyatt, where they often host a spectacular Sunday brunch.

The main spaces of this 1022 sq ft (95 sqm) condo for two:
- Beautifully furnished ground floor loft-style condo with 1 bedroom and 2 full bathrooms.
- Open-plan living area with a comfy couch for togetherness time or a romantic night at home.
- A fully-equipped kitchen with all the appliances and cookware needed to prepare meals at home.
- Fantastic private patio with a splash pool and seating space. Nice for a night plunge with some wine!
- Access to the roof deck pool and lounge with views of Playa.
- Washer and dryer in the unit!

This place is a vacationer’s heaven! You won’t need a car at all but if you have one, you’ll have your own parking space on the premises. Walk to 5th Avenue and grab a coffee at the local cafe and chocolateria called Ah Cacao. Or hit Starbucks, if it’s more familiar, which is also just up the road. You can also just relax at home where you have your own private patio and splash pool or head up to the roof deck lounge and soak up the sun or swim in the pool with lovely views of Playa!

Everything you need is just a short walk or drive to get to. There’s even a Walmart nearby. Plus there are so there are also so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

Guest Access:
You’ll have full, exclusive access to the apartment and your plunge pool during your stay. Also access to the roof pool at the complex.

The Neighborhood:
The condo is located in the Zilha 42 Condominium complex, in the heart of Playa del Carmen. You’ll have:

- Access to a rooftop pool and lounge area with views of Playa town and the Caribbean Sea
- A short walk to 5th Avenue where you’ll find fantastic shops, restaurants, cafes, and nightlife
- Vibrant shopping malls like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants
- Walmart and Mega grocery stores in walking distance
- Nearby beach clubs like Martina, Mamitas and Coralina
- Security onsite

Apart from that, here are some of our local restaurant recommendations:

- La Cueva del Chango 38th Street and the Beach
- Chez Céline (French) downtown on 5th Ave at Calle 34
- Don Sirloin (Authentic Mexican taco place), in several locations downtown

Getting Around:
There’s a parking space on the premises and when driving into town, you can park and pay at the parking meters. Luckily, however, the complex it’s centrally-located; you won’t really need a car. You can easily rent a bike or take a taxi or ‘colectivo’ (shared-ride vans) where you need to go. The home is about 49 km or 30 miles from the Cancun International Airport (CUN) and is located in the Zilha 42 building in Zazil-ha.

Here are some approximate estimations of the most visited/famous places in the Playa del Carmen/Riviera Maya area:

- Hard Rock Riviera Maya Golf Course - 12 min drive (4.2 km/2.6 miles)
- El Camaleón Mayakoba Golf Course - 10 min drive up freeway (8 km/5 miles)

Wi-Fi, Smart TV, bed linens, and towels provided free for all guests during your stay.

A daily allowance of 20Kw/Day of electricity is included for short term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.

There is no daily housekeeping service but the unit will be thoroughly cleaned prior to check-in. Mid-stay cleaning services can be requested for an additional fee.

Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.

There’s an extra guest fee for any additional guests.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

Important to note: this area experiences some noise at times with construction in the area and the occasional street dogs that bark. There are also Zumba classes at the Community Sports Center down the road that sometimes you can hear as well but usually finishes by 10 pm.

There is an underground parking space in the building but the street parking has park meters.

Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.

Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

For stays longer than 4 nights, we need you to allow the pool maintenance staff to enter to clean the pool this takes place every week. You don' t need to be at the property during the cleaning, we just need your authorization for them to access in your absence. To confirm the exact day the cleaning will take place you can send a Whatsapp to the team in Playa.

- Rooftop hours: 7:00 am -9:30 pm
- No more than 2 external guest per unit.
- 2 designated smoking areas: Next to BBQ. Next to phase 2 door.
- Please dispose cigarettes in the sand pot.

Please be mindful of the pool rules and regulations:
- No Rooftop parties
- No Yelling
- No Animals
- No diving or jumping in the pool
- No food, drink near the pool edge
- No smoking near pool or on cushions
- No Bluetooth speakers
- No glass containers
- No regular clothes inside the pool
- No litter left behind
- No kids without adult supervision

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed in the property. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. Please smoke only in designated areas.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.

Security Deposit:
A security deposit of $300.00 is required upon your arrival and the amount will be returned to you before you check out, provided there’s no damage or anything requiring repair due to an incident during your stay.

Interaction with Guests:
You can check yourself in using the keypad to enter the gate and the lockbox code for the key.

Unexpected disappointment

Location of the unit is decent but the interior was not all that well put together. No outlets in the kitchen area so the coffee maker, blender, etc have to be plugged into the outlets in the living room. Island/Counter stools were at least 24" too short. Several chipped cups and plates in the cabinets. Air conditioner remote in lower level did not operate easily. Concierge person mentioned that the batteries and on/off button had to be pressed simultaneously for it to function and it was still a struggle to turn on/off. Big closet in the bedroom area but only two drawers were empty for my use. All the others were filled with extra blankets, sheets and towels. Shower never gave off warm or hot water, sprayed in every direction but on you. When flushing the toilet, it sounded like it drained in the same plumbing line as the shower. Needless to say, I was not pleased at all with my stay there.

Nice modern condo close to 5th Ave

Great communication with host. A nice modern one bedroom condo with lots of room. A nice pool / suntanning area on the roof is also available to enjoy. Close enough to 5th ave but also far enough to enjoy some local restaurants and street food vendors which we loved visiting

The property was pretty nice in general although a little more decor would be nice. The private, hot tub size pool was way too cold to even think of going in. I guess heated pools and hot tubs aren't really a thing down there. The bed was super comfortable, the couch was not. The bathrooms were very nice. The roof top deck was nice and had great views, the mini pool was warm ish but the bigger one was again too cold to use. Afternoon/evening sun is not something you will get up there. The location isn't quite as close to the beach and the happening spots on 5th Ave as they led us to believe. It wasn't bad but for what it cost, I wish I had done more research. I might have chosen to stay somewhere else.
