Summary:
• Luxury Eco 3 bedroom Villa - sleeps 7 - max 6 adults plus one child

The Space:
'ONE MILE RETREAT' is located within the One Mile Ridge gated estate, with access to the shared infinity edge pool and spa.
Surrounded by Tomaree National Park it has spectacular views over One Mile and Samurai beaches. Stroll to the patrolled One Mile Beach for a morning surf via the short bush track leading to directly to .One Mile Beach.
Relax in the shared infinity pool and spa (shared with the other properties in the estate) located just a minute's walk from the beach house.
The house has been cleverly designed to maximise all the advantages of it's elevated site, with floor to ceiling windows to celebrate the views.
The interior is relaxed and flows over two levels, each with its own bathrooms, the living area being on the top floor. You can all join together around the dining table on the top level for family meals prepared on the huge marble benches in the kitchen.
The Bedroooms:
Two of the three wonderful bedrooms overlook the coastline to Fingal Lighthouse. All bed and bathroom linen is provided.
Main Bedroom - Queen bed and ensuite
Second bedroom - ground floor with Queen bed and sliding door opening to terrace with ocean views
Third bedroom - ground floor with one Tri-bunk - double bed below and single above. Sliding door to terrace with ocean views (NB photos of the third bedroom are currently not showing the new tri-bunk arrangement - we are awaiting new photos)
We provide:

• Eco shampoo, conditioner, body wash and hand wash

Prime Location:
o Exclusive One Mile Ridge Gated Security Estate, with caretaker onsite.
o A short walk to the beach through a bush track in the national park and close to local attractions, dining, and endless coastal activities.
House Rules/Additional Info:
• The nightly rate covers accommodation for up to 6 guests. The property has a strict maximum occupancy of 7 guests. We do not accommodate more than this under any circumstances.
• Noise policy (strict):
This is a quiet residential complex.
Bass music and subwoofers are not allowed at any time.
Outdoor music is not permitted.
Quiet hours: 10.30pm–8.00am (voices, TV, music, balcony use kept low).
* Breach of this policy may result in eviction/cancellation and fees.
IMPORTANT
Before you arrive you will be asked to:
1. Complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification.
2. Choose between a refundable deposit of $500 (plus admin fee $15) or a non-refundable damage waiver of $50.
3. Sign our rental agreement
THINGS TO NOTE:
Please note that for the comfort of all guests and neighbours, we have installed a 'Minut' noise monitoring device in the home, which helps us maintain a peaceful environment by alerting us to noise levels, guest count, and cigarette smoke. We kindly ask all guests to be considerate of our quiet hours and house rules.
One Mile Retreat is located in a residential complex (not a resort) and, as such, our guests must abide the body corporate by-laws, in particular quiet times.
Guest Access:
Check-in is self-service. Keys are ready in the designated letterbox by the main gate. Guests have access to the communal pool which is located a minute's walk from the house.
The Neighborhood:
Located in the peaceful coastal suburb of Boat Harbour, this home is close to One Mile and Boat Harbour Beaches. Enjoy swimming, surfing, coastal walks, whale watching, and the outdoors, with shops, cafes, and dining in nearby Anna Bay and Nelson Bay just a short drive away.
Getting Around:
The property is conveniently located near One Mile Beach and a short drive to Nelson Bay.
A car is the best way to explore from here, with parking available on-site. The property is just a short stroll to One Mile Beach (3 mins walk) and close to many local attractions:
Anna Bay shops & cafes – 4 mins drive
Birubi Beach – 5 mins drive
Nelson Bay town centre – 10 mins drive
Stockton Sand Dunes – 12 mins drive
Shoal Bay – 15 mins drive
