Located on the 37th floor and facing South, Champagne & Ice! is a spacious 3 bedroom, 2 full bathroom retreat that offers water views of Biscayne Bay and downtown Miami views from its private balcony. With over 1500 sq. feet of living space. Champagne & Ice! accommodates a maximum of 6 adults plus 2 children (15 years of age or younger).
Step into this unit and admire the renovated open concept kitchen. It's fully equipped and with a Publix 1/2 block away, preparing meals is a breeze. There is seating right at the kitchen counter.
Adjacent to the kitchen, you'll find a private office which offers enhanced privacy with a door, making it ideal for catching up on work if needed. This office provides an environment with minimal interruptions, setting it apart from the bedroom desks.
As you move into the dining area, the floor-to-ceiling mirror creates an illusion of an even greater space. The dining area exudes elegance. It serves as the perfect spot for reminiscing about the day's adventures while eating delicious meals.
Nearby the dining area is the living room with its leather sectional, floor-to-ceiling windows, and views that are breathtaking. While unwinding from exploring Miami, the 65" Roku streaming TV complete with Netflix, Sling, and more, ensures that you can catch up on your favorite shows and movies. Step outside onto one of the private balconies and immerse yourself in the Miami sun. Take in the sights of the Miami skyline and the million-dollar yachts in the Venetian Marina. These balconies allow you to appreciate the city from the comfort of your own sanctuary.
The master bedroom suite is located off the dining area, spanning the length of the condo. It has a king bed perfect for recharging. A 55" Roku streaming TV provides entertainment options, and a desk offers a workspace. This suite allows you to unwind and prepare for each new day. A few steps away is one of the private balconies, providing a space to soak in the Miami ambiance. The master bedroom includes a walk-in closet with a safe for your storage needs. A washer/dryer unit is situated across from the closet, ensuring a hassle-free stay. Continuing down the hallway is the private master bathroom, with a Roman tub for relaxation and a spacious walk-in shower.
On the opposite side of the condo, is the second bedroom. This room has a king bed, and offers views of downtown Miami that can be seen right from your bed. If work calls, a desk is provided letting you to attend to any task. To enhance your relaxation, a 55" Roku streaming TV is available, offering a multitude of entertainment options. Next to the second bedroom, is the second full bathroom, complete with a bathtub/shower combination. This bathroom offers the convenience of a relaxing bath and a refreshing shower.
On the opposite side of the second bathroom, is the third interior bedroom. This cozy space features a queen bed and a Roku streaming TV, ensuring a delightful stay. This bedroom doesn't have windows, but it offers an ambiance that is loved by guests who appreciate a uninterrupted sleep. This room provides the perfect retreat for those seeking a restful experience.

CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.
Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.
Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.
BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)
- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in.
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.
AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.
VALET FEES:
Valet is the only available option.
You have two choices:

-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.
- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
- No prior arrests
-$400.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
