This magnificent, large, spacious home has a beautiful lake view, where you can enjoy the sunset and sunrise every day, relaxing while watching flying black swans with coffee or tea at large wrap around balcony.

Lake Views, black swans, fully equipped kitchen, laundry, 2 living areas, multiple sitting areas, 7 Bedrooms, 2.5 Bathrooms, outdoor entertaining (with pool table, BBQ and dinning area), central air conditioning, Free unlimited Wi-Fi and plenty of parking.

This fairly new & luxurious villa is the perfect living space that features free unlimited WiFi, TV, washing machine, dryer, fully equipped kitchen and rooms with central air conditioning at Sanctuary Lakes in Point Cook, Melbourne.

* Open Kitchen/Lounge: Electric stove/oven, microwave, toaster, hot water kettle, fridge, pots and pans, dishes and cutlery, wine glasses, dining table with 8 chairs plus one High chair.
* Living area consisting of smart TV, gas fireplace, 1 x 2-seater couch, 2 x 1-seater couches.
* Bedroom 1: 1 x Queen bed, bedside tables, lamps, A/C, wardrobe, bookcase, office desk, chair.
* Bedroom 2: 2 x Single beds, bedside tables, lamps, desk, chair.
* Bedroom 3: 2 x Double beds, bedside tables, lamps, A/C, desk, chair.
* Bathroom: vanity, toilet.
* Laundry: washing machine, washer dryer all-in-one & laundry trough, iron & iron board.

The house has central heating and cooling system, the air flows through ducted vents in most of the rooms (both upstairs and downstairs), and 2 of bedrooms has air conditioner, one of master bedroom has a ceiling fan.

Ideally positioned in a family friendly location and public transport and playgrounds this waterfront home will impress.

With dedicated cycling and walking trails around the lake and along the creek and parkland, café, shopping and dining options and recreational facilities only moments away.

• The garage is not available to park in, as it is exclusively used for the owner storage.

Getting to Point Cook

• Point Cook is about 35 minutes south-west of the Melbourne CBD (Central Business District) and is located to the south of the Princes Freeway. The nearest railway station is Williams Landing railway station, and other stations close by are Aircraft or Laverton (on the way to Werribee).

Cafes, Restaurants and Shopping

• The Point Cook and Sanctuary Lakes centres have a range of cafes and restaurants, and there are more at the small Featherbrook Shopping Centre (238 Boardwalk Boulevard) in the south-west of the suburb, and Soho Village (corner of Sneydes Road and Malibu Boulevard).

• Shadowfax Winery. Within easy walking distance of Werribee Park Mansion, Shadowfax Winery delivers award-winning, handcrafted wines in a striking, natural setting. Shadowfax’s modern restaurant features a superb menu of Mediterranean food and a concise list of the winery’s latest releases and museum wines. There’s also live music every weekend. Parks, Playgrounds, and Attractions

• Werribee Park Mansion. Wander through a grand mansion and glorious formal gardens with stories of another time.
• Bayview Park Point Cook is a pirate ship themed playground at in the south-east of the suburb near the corner of Yuruga Boulevard and Alamanda Boulevard.
• Feel the freedom of the wild on a safari bus tour at Werribee Open Range Zoo. Get up close and personal with giraffes, zebras and rhinos, as they roam the open savannah.
• Another good option for the kids in Point Cook is Hargrove Park. It is on the corner of Hargrave Avenue and Kingsford Drive. The park has bike paths circling the equipment, and plenty of open space to kick a ball.
• Burn off some energy with tenpin bowling at Wyncity Bowl & Entertainment or waterslide fun at AquaPulse.
• There is also plenty for the whole family to do in Point Cook, such as Victoria State Rose Garden; RAAF Museum, Werribee Racecourse etc.

Cafes, restaurants, supermarket are just 3 minutes drive in Sanctuary Lakes shopping center.

• Please keep the house key with you carefully, charges will be applied If you lost it.
• Early check-in or late check-out may be arranged (is subject to availability) with prior consent from us, and an additional charge of $20 per hour applied.
• You’ll be provided an initial supply of toilet paper along with a few extra rolls, but these may not be enough for your entire stay, and you may need to purchase additional supplies.
• Happy to discuss long-term or reoccurring bookings at a discounted rate, please contact me.
• We are committed to making your stay as happy, enjoyable, welcoming, and as comfortable as possible.
* Guests who have no previous reviews, please send a booking request before proceeding with instant booking.
* We may ask for a government-issued photo ID, such as a driver's licence or passport, to verify your legal name and other details.
* The actual number of guests, including children, must be entered and registered as guests on the booking.
* Parties or events are strictly prohibited on the property!! Breaking any of the house rules may result in the host requesting you to terminate your reservation with no refunds and leave the property immediately, with penalty fines for any lost or damages caused to the property or building.
* Excessive noise will not be tolerated; Please remain quiet after 9:30 pm and before 8.00 am. Failure to comply with this rule may result in immediate eviction, with no refund of rent or security bond.
* Please leave the property clean and tidy. Clean the oven and kitchen after use; otherwise a $80 fee will apply.
* Please ensure that bins are taken out to the kerb on the nature strip with the lid closed by the night before collection day (details will be stated at the property). * Please place bins 30 cm apart and at least 1 metre from power poles and street signs.
* Do not leave excess rubbish behind! Empty all bins inside the room and take away all excess rubbish upon departure. A minimum $300 rubbish removal charge will apply if excess rubbish is left behind.
* Please close and lock all windows and doors when you go out.
* Please turn off the air-conditioner & lights when you go out.
* Remember to return the house key to the lockbox at check-out. Lock and key replacement charges will apply if you lose it or not return it.
* Early check-in is subject to availability upon request, and an additional fee of $20 per hour will apply.
* Parking is available on the driveway in front of the garage or on the street for free and unlimited. There is a 24-hour security camera at the front of the house.
* The minimum age for guests is 30 years old. This means that someone who is under this age limit cannot book a stay for themselves.

By confirming your reservation, you have read and agreed to adhere to these rules prior to booking. Failure to comply with these rules could result in the loss of your deposit and/or being asked to leave the property. The primary booking person is also responsible for the compliance of those rules by all other guests.

Stunning house in beautiful location
We enjoyed our weekend family getaway to Sanctuary Lakes. The house was spacious and clean, and we enjoyed the proximity to the quiet lake over the road.
