The brand new gated community Enclaves of Festival Resort is a perfect choice that offers the tranquility of the countryside and the short distance to all of Orlando's attractions, restaurants, commercial centers, malls, and natural trails. The Downtown Festival consists of an arcade, fitness center, resort-style heated swimming pool, private cabanas, kids waterpark, beach volleyball court, and a putt golf course.

The community is located directly off I4 in Orlando with short distance to all the Disney World, Universal, Legoland, and SeaWorld attraction parks, restaurants, malls and well-known championships golf courses @ Champions Gate !

Lavish decoration offers privacy and great accommodation for up to 11 guests.

The ground floor offers a spacious open-plan which consist of the kitchen, sitting & dining area leading to the private lanai, and a half bathroom, the Open plan living room has a sofa bed FullSize when extended. The Washer/Dryer room is nearby the kitchen. On the upper floor the rooms are furnished with a King Size bed in the master bedroom, a QueenSize bed in the second bedroom, and a Bunk bed (Full-over-Full with trundle) on the third bedroom.

* We charge a refundable damage deposit of $200. This will be processed 2 days prior to your check-in date. The deposit will be fully refunded to you within 3 business days after your checkout, provided there are no damages or violations during your stay.

Guest Access:
You’ll have full, private access to the entire Townhouse during your stay. That includes all 3 bedrooms, 2.5 bathrooms, a fully equipped kitchen, in-unit washer and dryer, and everything else you need to feel at home. No shared spaces, just your group.

We respect your privacy and are committed to ensuring you have a relaxing and enjoyable stay. While we won’t be on-site, we’re just a message or phone call away, and our office is available from 8am until 9pm to assist you with any questions or concerns.

We keep it easy and contactless: check-in and check-out are fully remote, so there’s no need to meet anyone or wait around. Due to the nature of our online business, a pre-check-in process is required immediately after booking. This process is completed through our Guest App, where you will e-sign a rental agreement and submit your check-in information, including a photo ID and a selfie for security purposes. Once the Verification Form is fulfilled, you will be ready to receive, two days prior arrival, the gate code, door code, and directions so you can head straight in, no front desk, no delays.

- Taxis: Local taxi services are readily available and can be hailed or called for pick-up. You can ask our staff for recommendations or contact the resort's front desk for assistance in arranging taxi services.
- Rideshare Apps: Popular rideshare apps like Uber and Lyft operate in the area, providing a convenient and affordable transportation option. Simply download the app on your smartphone, set your pickup location, and request a ride to your desired destination.

4. Rental Cars:

Looking to enhance your stay? We offer BBQ grills, pool heaters, jacuzzi heaters, baby cribs, high chairs, strollers, rollaway beds, and Pack ’n Plays for your convenience. These extras are available for an additional fee and are not included in your reservation total. If you'd like to add any of them, just let us know—we’ll be happy to arrange everything for you!

✦ What We Provide:
Your rental comes with fresh linens, towels (1 bath + 1 hand towel per person), bath rugs, a hair dryer, and a starter set of toiletries and essentials—like shampoo, soap, toilet paper, 3 kitchen trash bags, dish soap, sponge, laundry detergent, and more. After the initial supply, you’ll need to restock items as needed. A washer and dryer are available for your use.
Washcloths and pool towels are not provided—feel free to bring your own. For safety reasons, we do not supply salt, pepper, or any open food items.

We kindly ask that guests do not bring pets, as our properties are not pet-friendly. If you are traveling with a service animal, please reach out to our Reservations Department before your arrival—we’ll be happy to assist you with the registration process and ensure everything is prepared for your stay.

A refundable damage deposit will be held on your payment method 2 days before arrival as a precaution. It will be fully refunded within 48 hours after check-out, provided no damages are reported.
