Next to the kitchen, a full-sized laundry room with direct access to the garage adds convenience to daily routines. The primary suite provides a quiet retreat with an ensuite bathroom that includes dual sinks, a sunken tub, a separate shower, and a large walk-in closet. Glass doors lead directly to a private patio, just right for a peaceful morning or evening outdoors. Two additional bedrooms are located on the opposite end of the home, offering ample closet space and access to a shared hallway bathroom.



Outside, an Aluma wood awning and a gazebo stretch across much of the front and back yards, offering shaded areas for lounging or spending time outdoors. The attached two-car garage provides security and convenience parking throughout your stay.

For long-term rentals, a California lease must be signed. Each rental includes utility caps for electricity, water, and gas, and the guest is responsible for any overages.

The signing of the lease agreement must occur within 21 days of booking, provided the check-in date is more than 30 days away. If the check-in date is less than 30 days from the booking date, the lease agreement must be signed within 5 days of booking.

Pets: Pets are subject to approval. Pet cleaning fees apply and vary depending on the breed and size.



The Space:

Located in La Quinta’s Bella Vista community, this home offers 2,400 square feet of thoughtfully arranged living space that supports both comfort and function. The main living area has high ceilings and a gas fireplace, creating a calm atmosphere where you can relax or spend quiet evenings indoors.



The kitchen is designed with both daily use and extended stays in mind. It features a gas cooktop, a built-in double oven, a breakfast bar, and custom wood cabinetry with generous storage space. For guests who enjoy cooking, the kitchen is equipped with a variety of small appliances including a Keurig with pods, espresso machine, air fryer, panini press, and juicer. A full laundry room sits just off the kitchen and includes a washer, dryer, and direct access to the garage.



The primary bedroom is located on one side of the home and includes a king-size bed, a large walk-in closet, and sliding glass doors that open to a private patio. The ensuite bathroom offers dual sinks, a deep soaking tub, and a separate shower. On the other side of the home, you’ll find two more bedrooms, each with a queen-size bed. One of the bedrooms includes a walk-in closet, while the other features a standard built-in closet. These two rooms share a hallway bathroom with a combination tub and shower.



The backyard features a saltwater pool and heated spa surrounded by well-kept landscaping and a variety of seating options for outdoor relaxation. Shade is provided by a combination of a wide Aluma wood awning and a gazebo that extends across much of the front and back yards. A built-in outdoor kitchen with a natural gas grill, sink, and refrigerator adds convenience for meals and gatherings outside.



The home is within walking distance of a nearby golf course and country club, which may offer seasonal guest memberships. Indian Wells Tennis Garden is also close, offering opportunities to watch matches or take lessons.

Guest Access:

Our home is dedicated to ensuring your comfort and convenience. You'll find ample space in closets and bathroom drawers to settle in and make yourself at home. Feel free to utilize all the kitchen amenities.



To ensure a smooth arrival, we'll send you a Welcome Letter one day before your check-in. This letter will provide you with all the essential details about the property, including the Access Code and its location. Upon arrival, you'll find a lockbox on the front gate, which contains a key specifically for your stay.



The Neighborhood:

Other Things to Note:

Frontier fiber optic high-speed internet with 2 Gbps capacity, providing Wi-Fi speeds of 1000 Mbps upload and download is accessible throughout the house, including the back patio and pool area.



Cable TV available, though cable channel availability may vary.



Check-in time is 4 PM, and check-out time is 11 AM.



To reach the property from Fred Waring, go north on Palm Royale Drive. Turn right on Rome Drive. Then turn left onto Milan Court. The house is on the right side of the street, across from Palm Royale Drive.



Please leave the trash on the side of the home, as we have arranged for a company to pick it up. Trash pickup occurs on Monday mornings around 6 AM. If you have time, please strip any used beds and leave the bedding in the laundry. If you can start one load of laundry, that would be appreciated, but it's not mandatory.



Any guests not listed on the lease will be subject to a $200 fine per person. Kindly send us a list of all names of people who will be at the house and the drivers of the cars that will be granted access.
